I have a trust for the my investment property ( I have one remaining) and the home I live in.... for liability .... but I also have an umbrella policy for that too...

Do you want the trust sued when someone falls off the roof, or trips on the sidewalk? Your “heirs” will have a lawsuit pending before they get their inheritance!
LLC has been chosen for that reason by many, can be “passed on” while protecting rest of estate.
Consult a lawyer, fees alone on setting up different trusts (compared to LLC’s) will likely help you make your decision easier...
