Call County Flood Control for any historic figures that may exist. We can also request that information from the seller, if that is something they are aware of.Whether or not the property is classified as in a flood plain may or may not be indicative of whether or not it has actually experienced flooding. Mother Nature can't read a FEMA map, and areas get removed from high-risk areas, or added into floodplain as time goes on and improvements are made or changes occur.

I don't know.  The NHD will tell you if you're in a flood zone and your insurance company can run a CLUE report to tell you if there were any flood claims in the last few years.

That would depend on if I was the seller's agent or the buyers and also if I had any actual knowledge. I would also give them the local and national government agencies that track and record flooding data so they can verify for themselves. The insurance agent should also be able to provide info if the property has any flood damage claims

Tell them to contact the local fire department. Did a car hit a fire hydrant? Sure. What do they mean by flooding?  Sounds like if the home is in a X or X-500 zone, they should just move forward, otherwise be prepared for crazy flood insurance premiums.

Honestly.

We had a seller's agent misrepresent the historical flooding on a home for which we were representing the buyer. A Youtube video emerged of catastrophic flooding on the property during Hurricane Sandy. Not impressed by the lies, to say the least. We don't do business with dishonest people.

I tell buyers that the seller must disclose conditions about the property on a seller's property condition disclosure form. If there is a new loan being applied for, a flood cert will be done.

Answer honestly and give them the link to the public website that tells whether or not the property is in a flood zone. Also, direct them to the county offices to confirm.

I'd say I have to ask the listing agent who'd have to ask their client. If a home is in a flood zone, it's public record here and easy to find out.

I like to make sure i know the facts that is has or has not. As i sat high on a hill I was asked that, my response was if it flooded here we would need an arc. In flood prone areas, most flooded during 100 year or 1000 year evebts as touted in the media and i explain what that means
