Actually, this is a great question, filed under 'things they don't teach you in real estate school'. Buyer, seller and broker costs vary by region, property and transaction type and a host of other things.
Listing broker's costs are typically related to marketing. NOT participating in sellers required transaction costs.
Preparing home for market, seller required inspections and certifications are seller costs.
I got [an AR] referral many years ago, real estate broker client, thought I should foot the bill for trashout, professional cleaning, repairs, seller inspections and a bunch of other stuff. I tossed her back in the drink. Not our job to address their deferred maintenance.
Many listing brokers will offer staging services as part of their package, but these are negotiable points.
Seller's baby, seller needs to burp it and change its diapers. 😈

We don't pay seller inspection costs. We do pay marketing costs - such as professional photos which will be used to show the property in the best way possible across the Internet.

In a nutshell, what Barbara Todaro said - professional photography & videography (including drone photography for some properties), professional measuring, staging consultation and any and all marketing & advertising.

Of course, you have to maintain your license and pay costs associated with that as well.

Your only expense should be marketing the property. I recommend you NOT list the home until you know what you're doing. It's irresponsible to charge money for expertise you do not yet possess.

In SoCal the listing agent usually pays for all marketing: photography, video, areal shots, printed and online ads, open houses ( food and drinks). The rest is optional.

First thing is you should go over with your broker, what the comoany pays and what the agent hould pay. SECOND at no  time should the listing agent be ordering or paying termite or such inspection, that is the way it is in NH anyway. It is normal for an agent to pay marketing costs, ads and such....

I think that depends on how you want to run your business.  There are all types of costs associated with listing a home, some agents spend more than others.  As long as your clear with the seller what you will and won't pay for prior to listing, it's your business.

Traditionally, agents pay 'traditional' marketing expenses. Ultra unique, such as a $25,000,000 dollar property may incurred shared marketing expenses.

Some agents create 'diferriention' by stacking services and solutions not offered by other agents. This 'one-upsmanship'can prove costly.

Termite inspections, home inspections, land use research are all items an agent COULD do and pay for, however, as with all things regarding real estate professional fees, IT IS NEGOTIABLE.

In the situation you describe, I would want to PROTECT the seller by having the house PRE-INSPECTED by a inspector of your choice with whom you have given special instruction. This is insurance and rebuttal in the event a buyer attempts to ambush the seller with the report from a 'I can save you $1,000' advertised inspectors.

There are other costs which are not house or transaction specific. These costs are represented in the annual programs to which you will eventually subscribe.

The reality is for some agents the entire marketing effort is the 3P's

  1. Put a sign in the yard
  2. Put in MLS
  3. Pray

With the last unspoken line being keep never stop pursuing a price beat-down.
