Doens't sound legitimate to me... you and probably hundreds of other agents are getting these leads.. I would dump them.

First thing I do is check the IP  - chances are they are all from the same location then I cancel the service!

Oh God, that just gave me a freaking headache. It's a lot like life. Something that easy has no value. Do a quick cursory scan; anything that looks juicy refer out and discontinue the hell out of that service. Then, get your charming butt out there and show people what you know, which is the best way to get business.

First of all, I would never do that.  My advice to anyone who did would be:
Work a few of them to get a sense of their quality, then make a decision on whether it is worth the time to continue working them and how.    What is the highest and best use of time?

Something is wrong with this picture. Maybe you and 50 other subscribers have the same leads and it is first come first serve for these unqualified leads. Good luck. Have you rolled the dice in Vegas?

I would take 2 groups for me & pass out the rest. You said you were mentoring someone - this would keep a noob busy for at least a couple of weeks calling day & night. Maybe use of Slydial would also be helpful.

Get to work, delegate, schedule and refer.

Hope you did not pay by the lead for these since some may not get processed well.

I'd get a mass emailer setup and make that my first point of contact.  Email them all "I'll be reaching out to you shortly, if you have a more immediate need, call me."

I would start calling to see what kind of leads they are. Then I would decide what to do next, which would likely involve a call day with the agents in my company. I would also stick them all in my database to receive regular emails and property from me. The latter can be done by an assistant or if you don't have one hire someone for the project. Probably a lot of them are bad leads but there could be a few diamonds in the rough. Good luck! -Kasey

If it's cheap enough to test, run a test. Put them on drip campaign. Anyone who responds could be considered a viable lead. If you get a 10X return, consider keeping it.

I've never heard of such a thing. And if I received 460 leads like that I'd immediately assume they were all more than a bit stale to begin with.

I have a program for those that opt in on my site and it appears I'm doing and contacting them when I'm having coffee.  I have a special in box for those ready to buy in the next 30 days and I make sure I get all those assigned to buyers agents immediately.

I would be pretty suspicious of that many leads that fast. Who else is getting them? I guess you could test a few just to see. Maybe you know a new agent or 2 who likes to make calls.

MY thoughts are that the internet reqards specifics like qwith a long tail search versus unfiltered leads.

If I felt like they were real leads I would call in the troops (trusted real estate friends, work out a referral agreement) and the contact every one of them in the next day or two.

I wold question the service riht away but then I would not sign up for a service

Buy Slydial and knock them all out in a day, Annette! Even if you only convert 1%, it's WELL worth a day on the phone!

Develop an automated program to work the leads.  Personally follow up on the ones that may return the best value and refer the rest.
