If you work with them on a transaction, you'll be cooperative and honest, but you will not represent them and you owe them no fiduciary responsibility. Part of me wants to say "ditto" to Thomas J. Nelson, Realtor,CRS,e-Pro's answer, but in the corporate IT world we were always taught that anyone we interact with in a professional capacity is a "customer" of ours. When I was working in the hospitals you'd think the customers were only those coming in for treatments/tests or the visitors but whenever I did my compliance rounds the entire staff and mainly the department managers were my customers and the product I "sold" was my reports. When I worked on implementing security controls with the "C level" executives, they were my customers. When I taught at new hire orientation, the new hires and the education department were my customers.
In a real estate transaction, my clients are obviously my customers. I am a customer to escrow, title and the other vendors, the other agent is a customer of mine (because we provide them data, forms, etc.). The person walking off the street into an open house is a customer in some regards and (if you're inviting enough) a customer waiting to happen.
