I use LionDesk, it is quite simple and therefore not expensive. I also can send you a code for additional 10 % off.

Depends on what your goals for your CRM are.
The most robust CRM is Infusionsoft and it carries with it the price tag too.
If you are looking for real estate specific CRM, try RealtyJuggler, at only $99 per year I don't think there is nothing that even comes close.
I use Market Leader, however, I don't recommend it - it is not as robust as it should be.

Bitrix24 is free. There are a couple others that are free. Insight.ly is one, I'm spacing on the third. Try those. The one I can't remember and Bitrix are geared more towards real estate.

I've never been a fan of spending money on business tools that are not necessary. I use Outlook and combine that with tools like excel and it works well for me.

All I can say is that IF your broker provides one, that's not the one to use. I used a broker-provided CRM, then switched brokers and thought I had successfully downloaded all the data I needed when I left. Unfortunately, some key data points did not download and I basically had to recreate my database - which took me about six months since I was having trouble finding time to reach out to each and every name in my database. I'm sure I missed out on some business during that time.

I used Top Producer for many years and last year changed to Brivity and LOVE it! It's robust AND incredibly user-friendly. It takes me about 5 minutes to train someone on it!

I have no idea what CRM would fit your business model.
Be aware, the most expensive part of a CRM is the setup, testing, validation, configuration and training. Once those 80 hours are spent no one wants to spend it again. so they stick with things like Top Producer.
What you need to understand is, the CRM must be a tool that allows your business to go where your vision is. Otherwise you will conform your business to the capabilities of your CRM. That is a real big OOPS!.
For the 'old school' traditional real estate agent Outlook or even a spread sheet does all that a newbie needs to do. Then on to low cost Realty Juggle or WiseAgent.
However, if you understand where you business needs to be in five years you know you must bite the bullet and start your journey with Hubspot or SugarCRM.
Be aware, based on your business plan, Point2Agent or BellaRuby.com may offer solutions not provided by any of the previously mentioned companies.

Cheap and good is Realty Juggler at $99 a year. Sophisticated with Artificial Intelligence is Salesforce at $150 per month.

I am using Realty Juggler. It will do all I want out of a CRM.
We all have different wants and needs, so it depends on how much you want to spend and what does the best job for you.

This question has been asked a great many times lately with some great answers. A tad of research on the Q&A would help you. What is a CRM for you? What does it need to do? The answer, you may already have on your pc.

I have used Top Producer for many years. It has a learning curve for many advanced features but easy to use to get started and handle the basics.

Hi Russell,
The company I represent, PropertyMinder, offers a CRM that comes fully loaded with new templates, client/lead monitoring to keep you in the loop about who's opening your emails and how often, a task manager, organizer, calendar, drip marketing - and quite a bit more.
I'm happy to connect for a live demo and/or answer any other questions you have. :-)
Have a great day!
