I have used Facebook consistently for almost four years posting all listings, sales and other pertinent local real estate information. In addition, I had company boosting posts and placing ads that linked to my site. I contracted this firm for about a year and spent approximently $350 per month with a reach of about 15k targeted home owners. I did get a few hundred seller valuations of which I am still prospecting. However, I cannot attribute any NEW business from the Fb marketing.
While I do believe that Fb is great for staying in front of friends, family and past clients, I do not believe that you should invest a significant amount of marketing dollars for new business. At least not at this time.
Fb marketing may boost your posts and can certainly boost your ego but it will probably not boost your bank account.

I've been using Facebook "live" to stream video of my Sunday radio show. You can only do it with your "business page". I then BOOST the posted video. I try also to generate "eyes" and/or "ears" for my show by boosting pre-show guests or subjects. I've the #1 ranked hour on the station!

I've used it off and on over the last year or so, with a couple different types of ads. I had moderate success with it in terms of responses and traffic generated to my site, but none of the generated leads were what I would call an active or hot lead (defined as ready to list & move within 3 months, 6 tops). It's my policy to not pursue the 6+ month leads, or as I call them "cold leads."

I have been using FB as a lead source for appr 4 years.
Although I have a FB presence and share my AR blogs on FB, these have not been lead generators but are validation points.
The leads come via FB ads in combintion with 'inbound' marketing strategies.

For me Facebook on my personal page is a great way for me to remond those who i know what i do. Yes, many forget when they get the real estate bug. I post my AR blogs on my business and personal pages. It has been working great. I do not pay the extra fees they want to promote my posts

I'm a new agent, but I've started immediately with a business Facebook account. For me it's both a promotional tool, but probably more importantly it's an value add tool. I'm spending more time providing value add content to position myself as a digital mayor of my town and ready with a wealth of information for potential buyers and sellers. I'm three or four weeks into the campain. It'll take time to build it up, but I see it as a must have tool for future success.
