I will read replies below, as you have many Richie Alan Naggar! For me, I am starting to see this often, and it usually means one of two things: either they already have a buyer (from their office or from their client list) and are just 'advertising', because very soon this sign rider will be down and 'under contract' rider will be up - or - work is being done on the house (deferred maintenance) to 'prepare' it to go live on a certain date, and they are giving folks a heads-up. It is usually not in the MLS at this point.

Agents SHOULD collaborate by creating a safe zone for home sellers by creating a secondary inventory of homes not in the system. A safezone where the agent retains control of the homes information and can retract the same, 100% when the sale is completed.
When critical mass of 'invisible inventory homes' is high in the public awareness, the inventory on the Evil Empire becomes suspect. Folks KNOW the good stuff is hidden.
But agents lack courage and vision and the need to protect their client and themselves even though they KNOW their broker, franchise, association, MLS and NAR has made victims of their client and the agent.
This agent will welcome the change that is inevitable.
