I had one who insisted on using a lender who I strongly encouraged her not to use as they have a reputation of not getting loans done. She had a perfect credit score and all looked great. JUST before Closing and WELL after our Due Diligence Period (DDP) ended, sure enough, the lender said that the HOA documentation didn't satisfy their guidelines. 

I tried like the Dickens to get this buyer to change lenders but, she vehemently refused and said, "This just wasn't meant to be!" She lost $7K in Due Diligence & EMD and even after being copied on the email to the lender, asking to be sure that we had full approval (DURING the DDP) and the lender responding that YES, WE DO, the buyer expected to get a full refund from the seller. THEN, she was upset with me for not being able to get it back. 

I finally had to have a big wig at the bank contact the buyer and accept responsibility. I was NOT about to take the fall for that and honestly used social media as a threat to this bank president to FINALLY get them to accept responsibility and reach out to my client.

Lately it is sellers who want to list higher than all comps value the home. With some homes i may take the listing with an understanding after 2 weeks we lower the price to what the BPO states the value is really worth.

I had a buyer turn on me because the seller would not let him piggyback the moving van. He forgot about the incredible deal he got and and the early closing i arranged but could not forgive my inability to force the seller to let him use the moving van.

Not necessary logical, sometimes they just need to blame someone: you did not push them too hard, or you pushed them too hard~ my examples.

Had one fail where seller didn't disclose something relevant to property. Seller was very angry. (I had the buyer), but in the end a year later they came to me to list.  We disclosed from the start and got them a buyer who closed.

Oh boy I have a story that could fill a book. Basically mom and dad wanted to buy a cheap property for their kids that already lost one house to foreclosure. BTW...the kids trashed that house and it was condemned. The parents wanted to take out a line of credit on their house to get the money to buy this cheap fixer. 

The parent thought a lender wouldn't see they had many delinquent medical payments. The lender wouldn't do a line of credit for them. They searched high and low for family members that would make this purchase for them. No one would. 

Meanwhile we were under contract on the property, and the parents waited for all dates to expire before they would terminate. It was a mess. 

Of course it's my fault they couldn't buy the foreclosure they wanted. I was somehow working with the bank against them so they couldn't buy the house.

I've not had a "failed" sale in more years than I can remember. When I have there were reasons for it and I don't remember being blamed... it's all about the right kind of communication with one's client right from the start.

Andrew Mooers | 207.532.6573 Should something go wrong, the agent always seems to get the blame even when it isn'their fault. I saw this a lot when working expireds. The seller can come up with multiple reasons for blaming their previous agent for not selling the property. It may have been overpriced or maybe an uncooperative seller.

Most likely the few sellers I fried was not happy with me. I fired them because they found fault in my inability to bring a buyer at the price they wanted at a time when the market was crashing.  After I terminated the listing and my relationship with them, they ended up accepting an offer from the buyer I did procure.

Had a real estate home buyer who wanted the seller to move out and let her move in two weeks earlier than the property closing. She figured she had two kids, needed to leave her parents home where they were biding their time and that the seller who lived alone should move in with his local parents. The seller did not share her shuffle suggestion enthusiasm before the closing per his lawyer's advice to keep the pressure on to close. It took two years in a small local town of banging into her in stores or passing in traffic for her to not snarl and be bitter. Just stay friendly, just do your job and keep it light and bright. But not everyone comes around when they blame you the agent for not talking the seller, the buyer, somebody into something that would make their life easier. It can be like day care keeping all the temperaments, personalities and yes egos moderately happy.
