Here in the Tampa/St Peter region of Florida 55+ is most certainly a viable niche market.

Be aware those 55, 60, 65, 70 year old folks have little interest in resting in the rocker. They want to be ACTIVE, they want to be independent, they want to be listened to, they want escalation options and they want to be SAFE.

What is even better, it is easy to know where they live!

NW Arizona . . . it definitely is and yet our market is pretty covered. I think we have a greater need for assisted living facilities at this point . . . which I do not see lessening.

      Not here in Tallahassee.

      However, when I was a member of Ocala Marion County Association; that market is definitely ripe for 55+.    Here is a house that I sold in  "SummerGlen", a golf course age-restricted community in southwest Ocala.

Active adult community is what I consider most of my area.  A community based on age here would have to be strong on the 'active' and 'community' parts of the business plan.

yes.... I'm in Franklin MA.... we're 48 miles southwest of Boston.... active adult communities are a great niche for us....but there are not enough of them to be the only niche.... at one time I was marketing 3 active adult communities at one time.... it was a niche for us and continued for 4 years.... it was after the market tanked!!

It is for us if I don't limit to strictly Active Adult/55+, but the broader low maintenance living niche.  Patio homes, condos, etc.  It accounts for about 1/2 our business in recent years.

We have them.  Personally I fdislike the idea of 55+ communties.  It is a form of segregation in my ever so humble opinion...so not I would not go near this type of niche.

Yes, here in Knoxville, Tennessee we have Tellico Village and Rarity Bay. Both are focused on the retirement age. Tellico has over 6000 people on 3 private Golf courses. That being said, I hate niches

Agents would starve if they tried to focus on Active 55+ neighborhoods in Clarksville. We have only one 55+ neighborhood and it has less than 30 homes and there are no amenities offered.

Westchester County NY - seems to be rather small here...not enough places...and that is probably because there are so many apartments available for when people get older (mixed company though) and so many move south (generally Florida and North Carolina).

We have several Active Adult, and 55+, age restricted, etc.  Some communities set sections aside for 55+, but they are just down the street from Active Adult and standard housing.
