I don't know how landlords can stand owning in California. Especially in Santa Monica, West Hollywood, Hollywood, Lordy. When we moved out here in 1993 my husband lived in a duplex in Hollywood just off the Sunset Strip a beautiful neighborhood wonderful property 175 a month should have been 1200 and that was then.

Yes, some areas of L.A. county are rent control, depends on the age of the building. I'm ok with that since it is all depends what side you are on. I just had one in West L.A. so I called city, went to a seminar, read all I could find online. Eventually I found a solution, my client is happy.

I grew up with it in NYC in the 1950's and still quite a few apartments that are rent controlled. In the 1960's there was a move toward rent stabilization. Have not heard of it here in Charlotte.

Not here but I used to live in San Francisco where once people rent they won't leave.  Some people that I know pay $300 for a one bedroom apartment or $500 for 2 bedrooms in a nice neighborhood in San Francisco.  New tenants will be paying $1900 for one bedroom in the same location. I don't need to buy a house if I can rent a 2 bedrooms apartments for $500.  Just rent the other room for $1500 a month.

Rent control is not the answer to the housing problem, the answer is simple shorten the building approval process and let developers build enough to meet the demand...Restricting developers from building and in turn tying the hands of investors is a recipe for failure... that is one of the reasons Los Angeles has the dubious distinction of having 40-60k homeless people...

Thankfully not!  As a landlord, I'm against it.  Having heard about the abuses in Santa Monica, I'm against it.  Having the government dictate how I can us my money to earn money... well, it isn't a tax on tea but it's damn close enough for me! 

 

If it does become law, I'll be selling my rentals and taking them out of state.

Fred Griffin We do not have rent control in my County in Northern Virginia. I believe Washington, DC does have some. I believe it would hurt our economy because a lot of DC workers and military who live here rent.

Not a fan, but rents are a bit out of control in downtown Chicago. The latest is up to 4 months free rent and other incentives for 15-18 month leases. Supply is exceeding demand with no end in sight.

We have had rent control here for years.  I think it is a good thinkg as it prevents unscrupulous landlords from raising the rent at will to an unreasonable amount.  I don't agree however, with the way it is so one-sided... Tenants have all the rights, Landlords seem to have few..  The Government recently implemented a change. The Landlord can no longer giver notice to Tentants because "he" or a "family member" is moving in.  PLUS we cannot collect a "damage deposit" here as it illegal so if the Tenant destroys the property and takes off, the Landlord has no recourse if he can't find them.

Don't see it much around here in VA, but there are apartment buildings that maintain set prices, and there are programs in some counties that help people be able to afford to live there. But what most people do is move farther out where housing is cheaper, then they commute 1-2 hours. I know teachers in Fairfax county that could only afford to buy a house in Winchester or WV, then they drive 1.5-2 hours one way to work. Here is link to housing scenario in town 20 minutes South of us. This happens all over. There is such a long waiting list for ADU ( affordable Dwelling Units), and rentals, that most agencies quit accepting applications. people get tired of waiting and rent farther out, then communte.

We have had rent controls in my market for decades... and it has been a mixed bag.

On one hand, tenants have a more stable predictable rent rate...but we ended up with many poorly maintained rental buildings and a significant shortage of rental apartments.

Over time, rules were relaxed and adjusted to strike more of a balance.. which has improved things significantly.

It was considered in many Western ND Cities during the oil boom. Greedy landlords increased their rents by as much as 100%. It was a horrible deal for low and fixed income people Fred Griffin .

Many areas do have rent control. Our rents are outrageous. I do not know how some people afford to pay the rent they pay.  Long term tenants certainly do well with rent control.

Rent control artificially creates scarcity which ends up driving up the price and cost of housing for everyone. I am not a fan.

Rent control for residential properties is against the law in the State of Washington http://apps.leg.wa.gov/rcw/default.aspx?cite=35.21.830 I am very happy about that.

I hope the State of Florida bans it too.

Much like GREEDY investors (landlords) the government does not abide by common sense limits. Enough is never enough.

My heart turns in the direction of the sentiment expressed by Endre Barath, Jr. 

If you squeeze the balloon the effect pops up somewhere else. And those who govern over us use equally misguided efforts to address the popup.  The list of examples of misguided governance is mind boggling.

Tampa Florida declared itself a sanctuary city. So the illegals flocked in. Since police can not check citizenship status the have invented a 'sex-trade' epidemic to harass non-while business owners who just happen to have lots of family running the business. The back up plan to address the 'pop-up' will be an epidemic of human trafficking. All of this the outcome of empty heads getting their way.

Rent control, implemented by empty heads, will not be a pretty picture. But, from what I hear, it seems to be working in NYC.

There is rent controll in many communities in Southern California including Santa Monica.  I am a home owner and a Realtor and with either hat it is not a good thing for me.  Home owners are under attack now more than ever.  The continuation of the affront will lead to a depression that hasn't been seen ever before including the great depression.  Prices will plummet, foreclosures will become more prevalent than ever before and banks will fold.  Business will follow and homelessness will be coming to all of us except those with incredible amount of equity or if they owe nothing.  They will need jobs to pay their property taxes though.
