What Fred Griffin said. But please note that this is at least the third time in the past two weeks that this question has been asked. Why not refer to previous answers? And I'd like to suggest that you do some research, write a post about the subject... you will learn so much more that way... which I would think is your purpose in going to real estate school?

I am not a fan and ony see the disadvantages and how the owner cannot get rid or sell their interest.

The advantages are to the people who sell them, re-sell them, and re-sell them again when the buyers figure out they are a bad financial investment.

Someone else just asked this exact same questions.. here was my answer...

You will find that the disadvantages outwiegh the advantages in many cases. Keep in mind, I own a timeshare exit company and I have spent the last 10+ years helping consumers who are stuck in their timeshares get out of them.

In terms of advantages, if you get one for free (because that is the only way I would recommend getting one), you can certainly use it to vacation. For some people, they like to have plan for their vacations and timeshares allow them to do that.

Now, the disadvantages...

1. Most people overpay for something that has no value. I NEVER recommend buying a timeshare from a resort because you can usually get the same thing for pennies on the dollar or even for free. The average cost for a one week timeshare interval is roughly $20,000.

2. If you buy a timeshare and finance it through the resort, your vacations will actually cost you way more than they should until that mortgage is paid off.

3. Maintenance fees have risen faster than the cost of inflation over the past 11 years, and the average annual maintenance fee for a one week interval is roughly $1,000. This is a fee that you will pay (every year) whether you use your timeshare or not.

4. Sometimes timeshare owners are hit with speciall assessment fees  for upgrade and they are not optional. This can add to the cost of timeshare ownership.

5. There is no provision to get rid of your timeshare. This is what has created our niche called timeshare exit. The only value in a timeshare are the memories you make with your family while using it. After that, you will most likely need to pay a timeshare exit company to get it off of your hands. As long as you know this up front and account for it (and get it for free as opposed to overpaying for it) only then should you proceed to acquire one.

6. Your kids won't want to be stuck with your timeshare and the associated fees. Many times a sales pitch will tell you that you can pass your timeshar to your heirs... in most cases, they will not want it.

P.S. - If you (or anyone you know) sincerely wants a free timeshare, please have them contact me and I can help them get one for free. There is no need to pay money for a timeshare any more.
