A couple of days or so before the closing, the wife went into intensive care and passed away. The property was left to eight heirs, one of who was homeless. I was tasked to help find the homeless person or the property wasn't going to close. Through some detective work, I learned this person lived in another state. I found a church where the person visited some times and left a message for the person to call me collect. Luck would have it, the person called the next day. The attorney forwarded the closing docs and along with the other seven heirs who already signed, the property closed successfully.

   Close.  Under contract, seller lapsed into a semi-coma.  Notary and witness went to hospital, got her signature on the Deed.  She passed away a couple of days later.

Yes. The listing died with the seller. Property was transferred into a trust, and I did new listing agreement with the trust.

Yes, it was so sad. We had her house sold and found her a smaller condo to live in.  Before closing, the buyer and her agent went to do some measuring, but the seller didn't answer the door...The rest is too sad to write about...

I did this past year.  It was very sudden and tragic.  Fortunately my Mrs Seller was on the ball and got the paperwork needed to comply with all the requirements and we still closed on time.  She did have to provide an original Death Certificate at closing.
