I update them on their market with solds - just in their market. When we Close, I let them know I've discontinued their home search but, ask if they want to keep up with the sales in their new neighborhood quarterly. So far, not one of them has said, NO - nor have I had a single one to unsubscribe.

In fact, I often get messages back from them - "Did you see how much that house on Main Street sold for?!" It's another touch but, it's a touch THEY approve.

Annual review every year for all my local sold clients that still own...yes sir! I'm in the middle of doing that the last 2 months, I've done about 30 so far in 2018. It's such a valuable pop-by opportunity. I've already received 4 referrals and a listing out of doing it.

Yes, I do believe in reaching out to them periodically with their home value and list of solds. But.... Do I do it consistently? I'm afraid I have to improve that.

We send a brief comparative market analysis to all our past clients via email or snail mail once per year as a continued added service. They love it, reach out to us to thank us, and sometimes decide to list. John took a listing today because of it, listing another next week because of it... -Kasey

In the slower times of the year, I do randomly send updates to homeowners that have "talked" about selling just to let them know their value.  Have yet to get one listed because I did though.

No.  I like to think that the people who I help find homes for like their house and don't want to move.   Like a stock portfolio, a home's value does not mean much until you liquidate it.


Yes it's nice to know that a stock I bought at 30 is now trading near 100... but it's just theoretical gains until I sell that stock.

I allow my clients to ask me for information ... I do not drip my clients. I have a light tough email that goes out every 3 weeks ... they get birthday cards, Christmas cards, and invites to lunch or coffee.

I do not let them know what their home is worth.

I do advise them regarding existing market conditions and what those conditions could me to current owners.

The I suggest ways they can OPTIMIZE their position based on their intimate knowledge of their house, at the time of their choosing and in the privacy of their home and based on the data THEY provide.

This makes the next step really easy.
