It happens more than you'd think out here. But it doesn't have much to do with Feng Shui. It has to do with the sun. It's hot as hell in the afternoons so it's much less desirable to have a west-facing back patio then one that faces north or south.

  I'm from the South, I want my house to face the South.

 I have sold to Chinese nationals who insisted that the house face East.

About 1/2 dozen times a year, I have a buyer who not only wants to know the direction a home faces but, HAS to have it facing in a particular direction.

I work with a lot of buyers in this situation with investment homes.  With investmnet homes in the Orlando area and renting short term, the first selection is usually a south facing pool deck for the most sun. Vacationers want a lot of sun in the pool area, this is a premium withi sales in Oralndo "if" for investment/short term rental purposes.  Residental buyers have their own preferences and those with pools will tend to shy away from full south facing sun all day unless there are trees, covered lanai, etc., to help them escape some of the sun.

I don't remember anyone who requested a home be facing a specific direction. For me personally, I want a home with a lot of sunshine, especially in the winter months, so if in a northern state, I would want a lot of southern exposure.

My Asian buyers are like that. I've learned a lot about feng shuidue to them.

It has happened a few times but it's been a while.

Most of my clients want a southern exposure towards the rear. But others, mostly for religous beliefs prefer an eastern facing front.

Praful I do not work with too many particular buyers, I generally connect with buyers if they do not like my listing and we find something else... over the years I have had potential buyers who have turned down listings because they were facing in a particular direction and I had some who bought it for the same reason:)Endre

Not often.  In a market with on inventory requirements shift with the wind. The buyers I work with are just feel blessed to get an offer accepted. 

I haven't had that for years, it's ethnic & is for good luck & good chi into the house.

Although it has happened infrequently, it has happened.  I don't care where my home faces, provided sun isn't coming in the windows first thing in the morning!

Yes I find this happens quite frequently both with homes and condos. 

Last year the buyer of my listing had to have it face a specific direction because of their birds. They did not want them to be suffocated/baked in the sun room. 

Occasionally we have buyers who do not want the south side of their home to be in the backyard/patio area, because of the Summer sun/heat.  Now if they are snowbirds, and not in town for those months, it is not a real issue Praful Thakkar.  Most buyers are looking for that mountain view here, and the direction of the home doesn't always come into play, though sometimes it does!

In our very diverse SF Bay Area, it is not unusual to have client who prefers that a house face a certain direction or who will avoid houses that face in certain direction. The numbers in the address can also influence desirability. Cultural tradition is very powerful for some buyers…or their family members.

Praful Thakkar I've only had it happen to me once. I had a buyer who wanted to purchase a hair salon. The entrance door was facing the wrong direction.

Homes facing north in our area sometimes have to cope with more ice and snow to remove.

It happens, for different reasons e.g. western sunsets, fung shui and so on.

That was popular years ago but not anymore...

Everyone has their own wishes.  I like my west facing back yard! We do get shade early with trees and a nearby hill and have big covered area.

AS far as my clients, everyone wants something different.  1 story, or 2, culdesac or no, stairs by the door or not, etc. 

The nice thing about the diretion of the house is you can rule out homes prior to seeing. Not so about some of the other requests. 

It has happened to me, but only on a few occassions, and it was challenging to say the least..

In Denver, you most likely don't want one facing North, because of no sun, and the winter can be brutal.

Recently I started getting buyers with stipulations. For some it's culture, to face or not face North / South / East or West

Depends on southern exposure or religious beliefs. I spent a year as a Marine in Vietnam. I lived in the Villages during the "Win the hearts and mines" era. Many religions in that part of the world, believe that evil spirits enter the home from a certain direction. This is serious business. In Vietnam, if no other location was available, they would put mirrors in the windows from the direction the evil spirit would enter. The mirrors would scare the spirit when it saw it's face. Also the local Buddhist monk or Shaman would drive off the spirits. I would ask if this is a religious belief, I think showing them a sign of concern and respect will win them over.

The Indian high tech workers often bring a compass now iPhone tell me they do not like the orientation of the home it faces. The next group from another part of India say the orientation is fine.  Now, it is cell towers and emi emission concerns.  I will be hesitate to live under the strong fields of these microwave as data look scary.

frequently but I am sure for different reasons.  I have buyers who want to see the sunset over the lake and I have buyers who prefer the sunrise over the lake.
