In spite of what the seller keeps telling you - you did not suck! Anyone that brought in that many people should turn around the situation & say 'why didn't ALL THESE people' make an offer? Then, you wouldn't accept an offer (could be good or bad).
It might be a difficult floorplan owned by an even more difficult seller ....

You did your job, you marketed the property and brought showings and offers. There's no advice for unreasonable sellers better that what Andrea Moore said, other than just brush it off and keep improving your tools, education and closing gaps in your services. Every canceled agreement is a learning opportunity, painful as they can be.

Think about whether there is anything you would do differently next time and then move on. If 150 people saw the house and there were offers, but the seller wouldn't accept and/or negotiate, then it sounds as though this will never sell. Spend your time and effort on a house that actually will sell!!

First of all, it's sad to read that you were 'fired' from your listing - dang! - I'm sorry to read that . . . Second of all, if I am reading you correctly, you wrote, 'couldn't generate an offer my seller would accept'. So . . . there was at least '1' offer! If negotiations could not 'work this out', maybe (just maybe) someone is being unreasonable, i.e., your seller. They are dealing from 'emotion' and feel their home is worth more than the market will bear. It's only 'worth' what 'a buyer is willing to pay', just saying! We cannot make anyone accept a price, even with Comps to prove their Asking Price is too high. Price, as they say, is usually the bottom line - even over that 'awesome view' and over 'no updates on a resale'. Third of all, 'difficult floorplan' is subjective in most cases - some will love it and for others it will not work. You did have a ton of traffic, for sure. I will read replies below, because I know there will be some great advice in them. For me, you did nothing wrong, though our buyers and sellers can fire us. You know, that you did everything that YOU could. Hang in there!!

With 150 showings, how many offers? My new listings i can see about 10 buyers and 5 offers in 2 days. You have to look at the offers and that most likely is what a buyer is willing to pay. If the seller is not realistic, nothing you can do but move on.

You didn't say no offers just no offers the seller liked but with 150 people seeing a property with the current seller's market and the offers weren't good enough points to two things being most likely.
The property doesn't show well
and or the seller is being unrealistic
But as Ken Jones, ASA, SCGREA, CRES said move on learn from it figure out what you could do differently next time and come out of the shadows no need to be anonymous ;-)

You learnt that it was a difficult floor plan and one that buyers did not like. As you go on in the industry you will lose more listings, we all do. Yes, it hurts, but you move on. And the next agent they list will may very well encourage them to lower their price which they refused to do with you. We all learn from every experience and put it to greater use next time. You generated traffic so you did something well so congratulate yourself for what you did right and evaluate what you coud have done differently.

I would send a note to the sellers thanking them for the opportunity and saying you're sorry you weren't able to secure an acceptable price for them. That's it. Don't ramble and make excuses. Just wish them well. You never know where that "high road" act could lead to in the future.

With a property like that, it's always better to be the "second" agent because you, the first one, have already "softened" the seller up. Bet the seller will take something less next time around, might even end up being less than what was offered while you had the listing. I have seen it all. It smarts, but let it go.
