Yes, to present my comps and let the appraiser know if we had multiple offers.

Every time I have a listing I make sure to meet the appraiser. That's part of the job, to get the house to appraise. Be there with comps, survey and floor plan....and list of updates categorized by year done.

As a listing agent, we do.... we want to make sure they get in and if there are any questions, we want the appraiser to have those answers immediately....

An appraisal and an inspection are two different things in my experience. What is an appraisal inspection?

When I represent the buyer I attend their appraisal. I only attend on the sellers side when it's a short sale. Reason being it's smart to support your sale price.

It depends. I communicate with the buyer's agent. If they plan to attend - I do not. If they cannot attend and ask me to be there, I do accommodate. Keep in mind, all markets are different/local. In my current market most offers come with no contingencies.

It depends. Recently an appraiser asked me for all the info i had on the property so i emailed it all to him ahead of time, and he also asked the owner to walk with him while he inspected the property in case he had any questions.

I price my properties so well I never fear the appraiser, I do my comps with the MLS and touring. That said, I often meet them and "happen to have those comps" with me.
FYI, the vacant properties tend to suffer stealth appraisers, they come & go without telling me sometimes as many appraisers here have Sentrilock Apps & or chip cards.

Not being there is like stopping at the 5 yard line. A lot of bad crap (is that redundant?) can happen before the score can materialize.
Besides, appraisers are lazy, I'll help them stay that way. Here's my stuff.

It is a good idea to provide helpful information for the appraiser.

Nearly everytime many appraisers lack lockbox access and its a great opportunity to make your case
36,680
Yes, absolutely I attend. As a listing agent, provide the appraiser comps & list of upgrades.
6,041,450
This most likely differs on where you operate - but here in Denver I do attend, bring comps and also the upgrades with dates and costs. They sometimes have questions beyond this info.
1,706,727
I do. I bring comps, professional measurements, surveys and receipts for major home improvements. I've never not had a home appraise, even in a down market.

They often go to listing agent for info and lock boxes. I rarely or have never seen a buyer agent taking interest or being there.

It is the listing agents job to promote the house and raise the value.
It is NOT the buyer agents job to be there or support anything...their only job is to get the price lowered if it does not appraise.

Every tine, the appraisal is a step closer to closing, with appraisers coming from out of town, with appraisers not using real comps, i want to be there, show them the house, proof of value and build a rapport.
5,534,996
It depends! Sometimes you need to be present with comps in hand and sometimes you do not!
4,273,331

Andrea Moore - In MA, Listing agents are present at the appraisals - in most cases.
3,988,144
It depends. If it is unusual and I don't know the appraiser I go to unlock the house. If I have had a conversation with the appraiser and have no fears, I don't feel the need.
720,177
Often, yes. If the property is under contract for a higher than market value, or a customized property, or a luxury one. I find that many appraisers don't know enough about the particularities a property, the customization or simply not qualified to appraise accordingly.
2,715,178
Only if I anticipate that it will be hard to comp, or might come in low.
542,913
Most of the time, yes and I bring relevant comps with me. Some appraisers appreciate that, others don't. It really depends a lot on the individual.
1,873,558
Yes, or I leave things for the appraiser. I don't care who it is, I leave them the comps because you can't trust them to find the correct ones.
424,833
It is a good idea as is the only real chance to present comparables - if you do it AFTER it comes in low, not much help.
Also, best practice to make sure carbon monoxide detector is working, as not having one caused $150- 200 reinspection fee
927,185
Absolutely! Also provide good comps and additional information about home.
1,544,604
Yes. Absolutely! Gotta give them my comps and talk about how wonderful the house is and all the upgrades.
