Every time I have a listing I make sure to meet the appraiser.   That's part of the job, to get the house to appraise.  Be there with comps, survey and floor plan....and list of updates categorized by year done.

When I represent the buyer I attend their appraisal. I only attend on the sellers side when it's a short sale. Reason being it's smart to support your sale price.

It depends.  I communicate with the buyer's agent. If they plan to attend - I do not. If they cannot attend and ask me to be there, I do accommodate. Keep in mind, all markets are different/local.  In my current market most offers come with no contingencies.

It depends. Recently an appraiser asked me for all the info i had on the property so i emailed it all to him ahead of time, and he also asked the owner to walk with him while he inspected the property in case he had any questions.

I price my properties so well I never fear the appraiser, I do my comps with the MLS and touring. That said, I often meet them and "happen to have those comps" with me.

FYI, the vacant properties tend to suffer stealth appraisers, they come & go without telling me sometimes as many appraisers here have Sentrilock Apps & or chip cards.

Not being there is like stopping at the 5 yard line. A lot of  bad crap (is that redundant?) can happen before the score can materialize.

This most likely differs on where you operate - but here in Denver I do attend, bring comps and also the upgrades with dates and costs.    They sometimes have questions beyond this info.

It is NOT the buyer agents job to be there or support anything...their only job is to get the price lowered if it does not appraise.

Every tine, the appraisal is a step closer to closing, with appraisers coming from out of town, with appraisers not using real comps, i want to be there, show them the house, proof of value and build a rapport.

It depends. If it is unusual and I don't know the appraiser I go to unlock the house. If I have had a conversation with the appraiser and have no fears, I don't feel the need.

Often, yes. If the property is under contract for a higher than market value, or a customized property, or a luxury one. I find that many appraisers don't know enough about the particularities a property, the customization or simply not qualified to appraise accordingly.

Most of the time, yes and I bring relevant comps with me.   Some appraisers appreciate that, others don't.  It really depends a lot on the individual.

It is a good idea as is the only real chance to present comparables - if you do it AFTER it comes in low, not much help. 

Also, best practice to make sure carbon monoxide detector is working, as not having one caused $150- 200 reinspection fee
