I know I've never done 5 buyers in one day. Two for sure, possibly there was a day with three, but don't recall. How many I'll do depends on how many homes need to be show, where they need to be shown, and to whom (some people take an inordinately long time to look at each and every home).

I prefer listing properties to heavy buyer work. I usually dedicate myself to only a few buyers at a time & I usually do not book them all on the same day. I used to work with a great buyer's agent & he said he had done 5 in a day & admitted it was too much.

Back when I showed homes all day every day, I think 3 or 4 was my max and I learned to schedule more gaps in my day from those experiences, because residential buyers are practically never on time and neither are listing agents who need to assist!

With real video tours, it is open house on demand. We show less homes and sell more houses now with videos doing the round the clock showings. The buyer calls, wants this house and then we move on to are you all set bank wise and help get the financing. Videos are super and save wear and tear on house after house eenie meenie miney moe. It sorts out the ones they don't want because they can see the back yard, how close homes are and decide yea or nay. I put half the miles on my Jeep these days because of videos that save everyone time. Weather or time of day or distance away. None of those factor keep the show from going on.

More than 20 and five of those purchased 5 quads that day and 3 the following day. All contracts written on the hood of my car and closed within 30 days. We had 17 quads available and 3 agents working the site. My guess would be 80 potential Buyers came by 3 hours on Saturday and 3 hours more on Sunday. Six hours of effort and nothing was left.
