Unless the seller contacts me or is introduced via a third party, I'm not going there for the same reason that Roy said. If the listing doesn't sell, and the previous listing agent was competent . . . what does that leave?

An expired listing in our market is an indicator of some problem.

I don't follow them, but would assume they are low given our inventory levels.

Expired still exist. "Hope" is a big part of real estate. 

IMHO, if there's just one, it's worth the chase!!

I have not paid any attention to these, maybe I should but not sure they are worth the time.

I think the only expireds are in your upper market. None that I have saw. Just a few FSBO's also.

Not enough to even try.

I check my market daily on the hot sheet for the areas I cover and a "big" day of expireds is maybe 6. Today, it's 36 because a quarter ended and only 5 of them in Charlotte.

Seriously, numbers are few.  If a home expires in my market ... something is seriously deficient. 

I have never chased them down.  It's not my thing.

In our very expensive market some sellers ''try'' but they are really not motivated to sell, so we do have expireds like that.

It's rare in the Charlotte market, Corinne but, some still do chase them down. I haven't had the time to but, would think you could still nab a few if you do follow them.

If you go after them these days use common sense. A grossly overpriced listing is not worth the effort.

More often agents pull the WITHDRAWN card out rather than allow an expired but yes in a recent month with just one county here in N. VA approximately 600 listings were either Expired or Withdrawn

I still chase them down.

There are very few, and those that are there, you probably don't want.  They either want too much for their home, or a bad location.  Everything is selling right now.

All part of the listing inventory that is king and needs to be kept fully stocked. Hunt them down and get them listed at the right price this time around the MLS carousel conveyor belt.

I no longer chase expireds.
