It doesn't fit my business model. I've played with them but ultimately chose to not implement it.

Yes our website has lead capture. And yes we have converted these leads into sales. It works, but you have to have people who understand one inquiry back does not do it - takes time and persistence to turn a lead into a client, much less get them to respond to you initially.

Yes I do, still you have to work the whole system. Persistence is the key as Lynnea said.
Within the last month I've asked a company where/who/what MLS do you get your comparables from for the CMA. Guy stammered, hemmed & hawed until finally he said the WORST THING POSSIBLE. We use Z of course.

Point of contact/lead capture should be prominent on the web page.

There is one on my website, doesnt do much, most would rather not fill in forms these days.
I get more random contacts via phone, fb, ar, etc.

I use a request consultation form. People do fill it out. I follow up. 90% of the time it turns to business.

Of course. What the point of the website if it is not DESIGNED to generate business. And caputres give those more inclined to do business with you a chance to 'ring-your-bell.'
Now, since most 'captures' are offers, the visitor must surrender something to create the channel for delivery. I could be email for a PDF followed up by a 77 year drip campaign or address and tele for CMA.
In reality. the IP is all that is needed. Once captured, the game is afoot.

On-line leads are not as solid as referrals from past clients and/or other REALTORS from out of the area.

I have had pretty good success with asking for registrations after a number of IDX searches. I ask for phone and email.

I use one, and have for years. Today I got a call from one of my clients from it - she was trying to figure out how to leave a recommendation. The virtual gal answered her and gave her my number to contact.
She said, "Amy gave me your number to get help leaving a recommendation." Well, I had to think quickly - I didn't know who 'Amy' was! LOL My client was trying not to 'bother' me with a technical question and the lead capture company captured her!
They do a great job and I highly recommend them.

It is part of my website and asks for name and email and voluntary phone number. It captures the price range and data they have been searching. They can also send me a note. Yes it work and people sign up 2-3 per day.
