Not very but I often wonder in the spring if I should change that. I feel that in my larger area, people who come from the city of Chicago to show listings in the suburbs are not qualified to do so.

Just because your license says state of IL doesn't mean you should sell everywhere. Not doing your clients any service.

As much as I love a local listing I equally love traveling to a new listing that's 45 minutes or an hour away. I have no problem researching sales in a new area & listing there. I've stepped out of my local area & have listed & sold properties allover Connecticut. Some towns that I've worked in are over an hour away like Torrington, West Hartford, Windsor & Stamford. Others are a half hour away like Waterbury, Naugatuck, Wilton & Norwalk.

Usually within about 45 miles or so, but I don't necessarily determine it by 'mileage' since PA is very 'spread out' - but by areas of familiarity...if it's an area beyond what I know well, then I feel like I would doing a disservice to the client and I would prefer to refer to an agent that knows that area well and can better guide that client.

I do very little residential and won't travel a great distance to service a home. Commercial, completely different. I will go within reason all over our County (14k sq mi!). Our County Seat which is also an inland port is 45 minutes away so there's a lot going on. I also have very good broker friends there to help me out if a property of theirs needs to get viewed by one of my clients before I can actually get there. They will facilitate the showing and still co-op with me. I love my friends!

As long as I have MLS access, I can list a property anywhere. It's the buyers that I won't travel far & wide for - I'd hate to not be aware of a planned highway running right through the backyard in an area I'm unfamiliar with!

When I was actively listing and selling, it varied.  I tried to stay within a 15 mile radius or so.  However, we have a few outlying areas that did not have "local" agents such as the Waterville plateau which is just under 30 miles.

It depends. I have driven more than an hour one-way for a listing for a friend and former client. Our Team has had occasion to list properties more than 100 miles distant. We don’t seek that kind of business and would most likely refer it unless there were special circumstances. I recently turned down two opportunities to help a buyer client in distant communities with which I am not familiar.

Depends on the call.  If it's a random upcall, that's one thing.  If it's someone buying one of my listings (and I'm repping both sides) that's another distance.  If it's a past client/SOI/or referral from such, that's another distance.

 

Last year I repp'd a buyer that was buying a home 45-60 minutes (each way) from where I'm at.  No issues and I made that drive for every showing, inspection, etc. as did the buyers who sometimes were with family an additional 20 minutes away!

It is hard to turn down a listing in any area I'm allowed to list and sell homes.  I'm not sure there is an area in California I'd turn down if the home and location were desirable.  I wonder whether this would be wise though.

We stay in our valley, but that can include an hour drive to some parts that we still consider our market area. In the short sale days when John specialized in short sale negotiation we listed a few hours away but we always co-listed with a local agent who was in charge of basically everything "on the ground" and John did the contracts and bank negotiations. That was special circumstances though and mostly because John was a known expert and those agents requested his assistance. -Kasey
