This is a difficult question. Why?
These 'one thing' questions are invalid by their very nature.
For example. direct response marketing is very productive. But to be productive it must be attached to an asset.
So which 'one thing' is more important, creating expectational expertise in local market trends or access to the homeowners mailbox?

Relying on one tool would be a mistake. I know that is not your intent. Much of our business comes from past clients, friends, family…basically…sphere of influence. So, I guess the best sales method or tool is not to alienate everyone that you encounter.
