When the price of housing becomes less than that of renting they will begin to purchase. When this option is not feasible, then they will sprawl to the suburbs and other distant areas they can afford. When that fails they will relocate to other areas or states completely.

     Longer commutes?

They just will keep renting.... since they can not save money for down-payment.

Speaking from my own market... Jupiter Florida, rent and real estate prices have eaten the middle and lower class alive. Spit them out and they are either illegally subletting or moving out of the area. It's so apparent when you walk into a CVS or Walgreens (of which there's at least one if not both on every street corner) and find one frazzled manager who drives 50+ miles a day to run the store and all operations. There are never more than 2 employees working because the work force can't afford to live here or commute to the area. It's just a matter of time before the wealthy have to drive 50 miles to a pharmacy to fill their meds.

Buy a home?

at some point, many will buy.... buying is less money every month than a rental fee.....

Relocation to suburbs?

So many possibilities.  Buying is the most unlikely in my area.

Tenants are reacting similarly to homeowners and from what I've read more people are now leaving than entering the Bay area. Sacramento bound and other more affordable locales.

They will move farther away.

Some will get roommates to help.

Not knowing what goes on these days in the Bay Area... I can't really say. I don't know the profile of the average renter there.

Our rent and home values have soared in Denver, and now seeing some leaving the state.

With great despair and covered up with thoughts of Oakland.

I am guessing they will be leaving for more affordable places.

Unfortunate that so many areas like this abuse the landlords then wonder why rental prices are so high.

They have. They are leaving SF.

There was a huge article on it last week in the Sunday paper.

However, knowing the Bay Area as I do, they'll be 3 more newbies to CA to fill their shoes. LOL.
