My opinion is: the heart of every good relationship is selective transparency.
There are some things that do not need to be known.
But I digress.
In your situation, the client's needs have to come first. This is a common problem with some real estate agents that are not capitalized enough to do their business properly.
They will sell out a transaction to pay their bills and that is wrong.

Client comes first. If you choose to hide or lie something that you know will change the outcome of a transaction, it will most likely ruin your relationships. Being honest is very important to me, especially if it related in any way to material facts of a deal. At the same time, if it is not related to real estate, there is nothing wrong with keeping your opinion to yourself.

The top news story in Tallahassee this week is the murder of Real Estate Appraiser Mike Williams, who went missing 18 years ago. He was presumed to have fallen out of a boat while duck hunting on Lake Seminole. Searchers and divers could not find his body. Speculation was that alligators got him.
18 years later - this week - his wife was arrested at her office at FSU, charged with first degree murder, and $2,000,000 insurance fraud.
Mike's remains had been found this past December, buried just north of town on the edge of Lake Carr. He had been shot to death.
The insurance agent who sold $1,000,000 of the life insurance policies, had married Mike's widow 6 months after Mike was declared dead.
Brian Winchester, the insurance agent/second husband, has already been sentenced to 20 years in prison. Denise is being held in the Leon County Jail without bond; awaiting trial. She will face either the death penalty, or life without parole.

This is really not a good question.
Transparency is being open & honest with figures, procedures, etc. In order to do your client justice, you have to give them feedback/knowledge on the deal that is in jeopardy. Tell them the facts - give them suggestions - let them make the decision based on those facts. In IL also, they have an attorney that will guide them.

That is a tough spot to be in.
That house down the street that sold for $70,000 below market value is going to blow up that appraisal if it's posted before closing. But we can say we don't REALLY know what it sold for.......right?

transparency has its limits and personal financial situations should not be a topic of discussion.... it's irrelevent to anyone other than the agent....
the only time I ever mentioned anything regarding my personal financial situation was during negotiations where the seller would suggest I participate in the process of putting the deal together....then my answer was "no, this transaction is not going to make me any richer or any poorer than I already am" and there was no more discussion....the deal went together.... had to do this several times and it always worked well for me....
