California does not use attorneys.  I have written full page addendums. It was necessary for the short sale days.

I would not share what I wrote and risk anyone else using it without knowing the implications.

We call that form, The addendum of death.  While we are not lawyers, in my state we are held to the same standard when drafting contracts.  Most of what we use are fill in the blanks, but we have a blank form and a few blank paragraphs on other forms where we can take our chances.

Who, what, by when, where, how and what if... are the basics, but I review every one I do with at least one other experienced person before submitting for signatures to ensure what I think it says is what it actually says.

This sounds like something an attorney should handle.

The promulgated addendum our state real estate commission provides are not blank.  That help insure we don't practice law.  In addition I have no idea what REPC means.

I don't write any clauses into any contract.  It's called Unauthorized Practice of Law.

The best solution is to have an attorney draft any clauses that are not fill in the blank.

The addendum is usually best for defining terms of the contract that are not standard, such as a rent back.

Anything can be added but be careful because real property and personal property are assessed and taxed differently.

1. I do not know what an REPC blank addendum is.

2. I do not fill in/add blank addendums... that is considered practicing law.

If it is blank, I imagine anything could be added.  This is an odd question.  What does your instructor say?

You can add anything you want that may be allowable under contract law in an addendum. Getting the other party to agree is something else. Remember, it takes two to tango in a contract.
