I've had agents who work for brokerages that are not white-listed and they go to my junk folder. So, I have to search my junk mail daily for their unexpected Offers! If I know to expect them, it makes my life much easier!

We had a listing go on the market on Thursday. We knew it would be a hot property. A buyer's agent contacted John nearly every day to get updates, yet still hadn't shown her buyer. She seemed to just want to avoid showing it and writing an offer altogether. Then Monday morning she was anxious, contacting me when she couldn't reach John to find out the status of offers and when he was meeting the sellers to respond. By then there were 7 offers and still, she hadn't shown it. -Kasey

This doesn't happen a lot here, as there are certain protocols that are followed. You must register an offer with the listing brokerage in writing before it can deemed it an offer. Anything verbal is not an offer.

OMG this has happened quite a bit to me the last 6 months. I had one agent last week email me the pre-approval letter and stated she would email the contract in a couple of hours. Never got the contract and contacted the agent the next day but the buyer had changed their mind.
