Seller and Buyer objections are NEVER a concern until they come up and then its an opportunity to find out what's REALLY on their mind! We see buyer's remorse in the number of properties which fall out of escrow. Especially when they've put in an offer way over asking.

I have seen both Buyer's and Seller's remorse Cleve Bellar.  I have seen buyer's just 'jump in', sight unseen, to place an Offer on a home because inventory is low and someone might make that Offer before them - once they see the home, and are even as far as Inspections, they have backed out ('too much to fix').  I have seen a seller come back after getting an Offer in one week and say, 'I didn't think you would sell it this quickly, and I want to back out and offer it to my daughter' scenario.  So, it's not a major concern, though it totally depends on the client.  I would never try to talk a client out of what they 'feel', as home buying/selling is always an emotional time.  I have worked with a buyer who backed out twice, and the third time (our last time with them, even though they did not know it) it was successful.  I have also seen sellers who want to put their home on the Market today, and the next day do not, because it's too much of an effort to move (elderly clients who live alone).  You can offer help (Services that will pack, etc.) if they do not have family who live in the same state, but again, it's their decision.

  No.  With a typical contingency period of 10 or 15 days, there is plenty of time for the psychological condition of "remorse" to pass.  If they truly want out of the deal, they can do it during the contingency period.

I don't stress over the possibility at all, Cleve! I think if a buyer understands, going in, that this is how the market is, they adapt. If you teach and advise them properly, buyer remorse rarely happens.

The tricky ones are the buyers for your sellers - all competing to 'win' the home and then they wake up the next day and fear they're paying too much. You really have to vet your buyers' agents to do your best to establish intent - intent to follow through with the transaction!

Some buyers have more remorse than others.  Some want to hire as many inspections as they can.  Some get nervous if the inspector didn't find that much items to be repaired.  I told them they can spend $100k for all kind of inspections but the bottom line is, buying a home is an investment, and investment comes with risks.  They can either jump in and take the risks or forever be a risk averse person and pay their landlord's mortgage. It's like putting money in a CD in a bank.  It doesn't grow and it doesn't go down. Well actually with inflation they are actually losing money.

If you prepare the Buyer for what is coming around the corner and they know what to expect it should not be a problem. We deal w/ many personalities and every now & then Buyers remorse can't be cured, but it is nothing that ever is a concern of mine.

Not really.  When questions are raised, I just go back to how we arrived at the point we are at.  What changed from then to now, other than accomplishing the goals we set out on.  People often second guess themselves, and may be subject to outside influences like family & friends, but I advise my clients early on that we know how we got here.

I have been in this business for almost 25 years.  I would not say "Buyer's Remorse" is at the top of the list ... in fact after closing on thousands of homes I can still count on one hand -- less than 3 people have gotten buyer's remorse and one of those I was able to talk back off the ridge.

It has not been an issue in this market. Those buyers who have remorse already seem to go slow and steady missing nearly every new listing and do not seem to be able to get a home under contract

only when it comes after closing and they regret their purchase.  For me that has been two in 26 years.  If a buyer changes their mind prior to close for whatever reason I am totally on their side.

I tell new clients upfront that there are 3 reasons transactions fail, Loan, Home Inspection and Buyer's Remorse.  I explain the meaning of Buyer's Remorse and how much I hate falling out of escrow and let them know that it hurts the buyer, seller, agents, lender and escrow company.  I tell them that it is essential to be fully committed before making an offer.  So yes

There are ways to avoid spending days showing endless listings. My first question is have you been preapproved by a major lender?   If we get that far may I talk to the mortgage broker?  After first showing you will know how ready they are. Are you willing to remove the loan, inspection contingency after viewing?  There is only one winner. I want you to win. You better get going or get going.

In our area overpaying $190K for a small condo in avg neighborhood, $400K over for avg size SFH is often encountered. Yes, interest rates have gone up so are the bidding fever. 

For sellers-These are the things we do and cost is on us. Want it for how much?  I don't hear you. Take care.

Buyer's remorse has not been a problem. Having a buyer try to renegotiate on my listing after having an "as is" offer on a property they "really want" after receiving multiple other offers is more common and a major aggravation.
