I have the forms needed for specific types of purchases set up as templates in ZipForms. Then in DropBox, I have an "Offer Docs" for each client. 

The file goes out in its entirety - no half-way presentations from me - and the email is detailed for a one-glance look to see what is included and the specifics of the Offer! For that email, I do have a template so that I can prepare it quickly when facing a deadline for Offers to be presented. 

I always feel like the more complete and clean the Offer, the better chance my clients have to win their dream home!

I have a list of all required listing/purchase documents on the inside cover of my listing/deal log books, respectively.
Over the years, like Nina said, it's become instinctive. Rarely is a necessary form missed from our end.
Different transactions require different forms. Not all homes have septic tanks or HOAs, so those disclosures may not be required. Multifamily, commercial, land have different required documents then residential.
From the list, you can pull the right docs for the deal.

Receiving an offer such as you described, we would counter-offer that X documents would be incorporated in the transaction as addenda and the transaction would not be considered executed until all documents were signed by all parties.

all of our clients have a real estate attorney from day 1... we take care of the offer to purchase and that information is fed to the seller's attorney, along with any other terms that have been agreed to in writing... the seller's attorney creates the purchase and sales agreement and he uses his own purchase and sales plus addenda, not the board agreements.

I do much of what Debe Maxwell, CRS does with the exception of the email summarizing the offer.  I have all the required forms in zipforms as a template, pre filled in with my client's name (a company) and digital ink handles the e-sigs.  Takes me maybe 4 mintues to get the property info and listing agent's info up and entered in.

     Hi, Paul.  I posed a question a few weeks ago about a Tallahassee Broker who used the wrong contract (residential contract instead of a vacant land contract), and is facing a civil suit because of it.

     Like Nina Hollander, I instinctively know what forms to use for a specific transaction.   

        When the agent on the other side brings the wrong form, or leaves out a disclosure, I have my client counter offer that the correct form will be used,  or a necessary form will be added as an addendum.

 

    I keep a paper copy of every current form from Tallahassee Board, and Florida Association of Realtors, in a 3-ring binder.  Plus,

    Copies of all of those forms in the cloud.

    Copies of all  forms on a disk.

    Copies on my hard drive.

     And of course, I have access to the list on Form Simplicity.

We have a system provided to us by our State Association (CAR) called Zipforms. We have templates set up on Zipforms for our transactions. The templates contain all potentially pertinent forms for the transaction at hand.

Yes I have a bunch of checklists. And offer forms are in a template in Zipforms. The goal, of course, is a complete offer, signed, initialled and date, as quickly as possible. I go over forms with buyers beforehand so they know what to expect, plus the key information we have to address.
