Call, the text and then email. They go into my data base and will receive monthly newsletters for as long as they have the email address and I'm still in business. I will put them in the reminder and follow up the next day and then a few days later then a week later and them three weeks later and then a month later. This is done until they respond. Once they respond it runs itself.

We have an inside sales person who manages our incoming leads (unless the lead comes directly to me or another team member). We respond to leads quickly. Follow-up is done by phone, email or text until we establish a relationship or we are told to stop. Trying 2 or 3 times does not get the job done.

Seriously, I provided the info they requested and gave them what I might consider additional pertinent information. The art of asking questions can't be overstated. Most of the agents I work with use something similar to this:
- initial call
- initial SMS, email, ringless voicemail, all spaced out by a couple minutes.
- wait 1 day, repeat
- wait 2 days, email only
- wait 4 days, email only
- wait 7 days, email only
Action based automation kicks in after initial contact attempts. This means they'll only be contacted again if they are actually visiting the website to view properties. If they do, we automatically try to contact them via SMS, Email, and some agents use ringless voicemails.
This automation can be set to only start xx days after it last ran, so not to annoy people.
By the way, property alerts are automatically set for all leads according to the searches they initially performed, or property pages they viewed.
