Stop asking us to read your posts. It's bad etiquette - think if we all did this instead of posting answers to questions. I guess no one else will tell you so I will.

Sure, but why do that? Apparently the delinquent owner is responsible for all legal fees related to the collections!

posing a question here has the opposite effect of interest in reading your blog post. I would use stronger words than what Lyn Sims and Nina Hollander said. It is not only poor etiquette,  I think most would consider an abuse of the system.  If points is the point, you're missing the point of the platform.

Oh to your question. Probably. But I don't know if I'd do that in the magickal land of AZ. We're all packing! The question is:
do you feel lucky? Well. Do you?

When I was HOA President, we provided more than ample notice, on our website, in the newsletter, we even posted a reminder "yard sign" at the entrance.   All of that was a courtesy, the Restrictive Covenants did not require us to give any written notice.

Those who failed to pay by January 31 were sent a letter from our attorney, with his fee added on, notifying them that a lien would be filed on their property if they did not pay the entire amount due immediately.  We filed one or two liens each year on those who did not pay, which added several hundred more dollars in legal fees to their tab.

They are allowed. But better use the association lawyer, lawyer's fees to be paid by owners, who is late in payments for assessment.

I let the HOAs take care of that - I have nothing to do with that unless they are in arrears when they list. Then, they HAVE to take care of past due dues before they list...unless it's a short sale and it will be taken care of at Closing.

Why would they. At some point they can put a lien on the home... that'll get a homeowner's attention.

I suppose it depends on the by-laws and rules of the HOA, and state laws.
