I like to put up a Pending rider when we are under contract. It lets the neighbors know that we have done a great job.

On other occasions, I don’t put anything up. If it is a high-traffic location, I want passers-by to see the sign and call to inquire about the house. It provides an opportunity to, perhaps, switch to another listing of ours or pick up a new buyer client. Although, these days, the prospect is just as likely to check the property status on their electronic device and not call. Maybe best option is the Pending sign.

I eschew Sold riders. I am wary of a deal falling through and having to remove the sign. The house is not Sold until escrow closes. Then the sign and post come down.

It's not sold, till it's closed... by then the sign is probably down. Once we are out of due diligence period, I put up an under contract sign.

I was just getting ready to put a sign on a property today (Thursday) that's closing Monday. It was an SBA loan and took months. I just got notice from lender and escrow that all required items have been provided and they have blessed the HUD.

Until that moment, it's not sold.

With homes, I still like to wait until we've cleared UW--or if it's cash, inspections are completed and the buyer has delivered notice on our cute little State forms accepting the property or we've negotiated and agreed on repairs.

I don't like removing a sold sign if the property did not close.

Why? I want the neighbors to remember that they just saw the For Sale sign go up yesterday and the Sorry, Too Late sign go up a day later!!

We don't. We will take calls on it and present offers for back up all the way until it is recorded. You never know. We used to request to put a sold sign up for a day or two after closing, but we just don't anymore, mostly because of the time factor involved and all the neighbors see the new buyers moving in anyway. Also we would never put a sold sign up. It isn't sold until it closes. If we did we would use under contract or pending, not sold. -Kasey

We did not put the Sold sign until it was recorded!  Personally, we do not like pending, or under contract signs either.  And we don't like the Too Late sign, but that is just us.  We would ask permission of the new buyer to keep the sign up in commercial as most of our listing were in high traffic areas.  It brought us listing calls.  A

I want to show the neighborhood how quickly I got the house in escrow.

Sold goes on when loan docs are signed typically with me...giving me 1-3 days of SOLD!

Sold rider goes up on the day of closing.  Prior to that, I used to put "under contract" or "sale pending".

I put a sold rider on my signs about a week before closing. It says, "Sold! And I can sell yours too!" I don't do it any sooner just in case things blow up.

I generally don't use either. It's not SOLD until it records and then the sign come down for the buyer to move in!

When a listing goes under contract - I use a Sale Pending sign rider. 

When all contingencies are removed - I use a Sold sign rider which stays up with the sign and is removed the day before we close escrow.

I don't us SOLD signs on my listings.  I want to keep people interested in seeing the property right up to closing escrow.  Homes fall out of escrow so having people the the back pocket us essential.  It doesn't hurt to get calls for potential buyers and sellers either.

Too Late usually goes up after we have mortgage commitment.  Depends upon property though...  I use postcards to the neighbors to give them the "full skinny" after it's closed.

Our MLS makes us do it in a timely fashion so I stick with what they require which would your #2. 

Have to put a sold sign on it sometime & a few days before closing doesn't give you much market zing to the neighbors.

I have not stocked them in many years... But it is my understanding this can vary state to state as far as what point in the contract you can say "SOLD" and at what point you can advertise "Too Late" as in Texas we have active in MLS, active, option (to do inspection or back out) active contingent on sale of another home and then pending and sold. It is only advised here to post SOLD once it is in pending status which is generally speaking 10 or 20 days into the signed contract, give or take.
