yes, Praful, that's your job.... get that seller the highest price with the best terms for the seller.... the more offers, the greater the chance of getting that....

it's your job to shop the offer and let everyone know you have one.... but you need to discuss what you'll be doing with the seller.... they always want you to get the best for them....

I don't... I get feedback comments, notes, calls all the time that someone is interested and to let them know if I get an offer. When I let them know, I typically get told their clients won't get into a bidding war. My belief is that someone who is truly interested will make an offer not sort of "reserve" a home with some vague expression of interest.

Hell yes you shop the offer if you can. You must. It's your job to get the best possible deal for your client and that means if there are any additional options you explore them.

I would say yes working for your seller but I never do. I feel I have a bird in hand now so go with it.

If someone told me they were interested I will call them back as requested.

This depends on what the seller wants.  Sometimes notifiying other agents can trigger another offer at a higher price - which is ultimately our goal when we represent sellers.  The best offer for our client.

Showing interest and actually being interested are two different things. The one that is really interested will write an offer and make a deposit. Sure, if there were a few people on the fence - I'd say let them know an offer has been made.

I would contact any agent who had shown strong interest in the home. Perhaps a sense of loss would stimulate one or more additional offers. Sure, a bird in the hand is worth two in the bush but if you flush out more birds you are should get better results.

I do.  It lets me know exactly what the playing field is.  If those others are interested, it motivates them and I get more offers for my client.  Better for them and makes me look even better too!  If they decided to go for another house, I know that too so when the seller says "well what about Jim Bob?  His clients seemed interested." you can authoritatively say they chose another house and we should focus on this offer because another isn't likely to be coming in.

Yes, I always reach out once an offer has been received and let the agents know that an offer has been received and if their buyer has expressed any interest in writing an offer, to bring their best offer forth by 'X date/time'...

That's a pretty common practice in our market. We call it "shopping the deal." The goal of course is to get a better offer, get contingencies deleted or to encourage the buyer to make the best deal possible. Sometimes it works, and sometimes it does not. I rarely if ever do it.

if someone said that they are sending an offer in, i'd follow up. But of course, often it is just word. Or have a clear direction: submit offer by #specific time.

If the offer is perfect and no one else has brought me an offer I would move foreward.  However, if the offer had anything in it that was not 100% what my Seller wanted to deal with I would contact the other agents to advise we have an offer and let them know the deadline for presentation.  As the Listing Agent I am working in The BEST Iinterests of my SELLER right?

I go over this with my seller when listing and before offers come in. There is a box to check if the seller will even allow me to disclose other offers. As a listing agent I will first review the offer. If not 100% clean and what the seller wants, i will contact those who have seen it and say there is an offer in if they would like to submit theirs promptly.  The seller always has final choose to solicit more offers, accept the one in hand or counter it

Depends, If it's a hot listing and there was contact from other potential buyer's agents, what's the harm?  If another offer appears the seller has a choice. if not, you can proceed with the one in hand knowing your status.

Always a situation to weigh, may get a better offer once if it becomes a multiple offer situation, yet it may turn off the buyer who is already there.

Closed on one this last week where I went back to a prev offer that I had turned down when a new one came in, knowing the others were writing an offer prompted them to get serious.

Ha! I am surprised at all the LA's that want to call everyone that showed the house.

I would think if other buyers were interested, they would have already put in an offer...besides how long will you wait?

Many of my clients would PULL THE OFFER if they thought that the LA was trying to drum up competition for them.

Praful ~  I have to disagree... the listing agent represents the seller's best interest and not necessarily an easy win for the buyers agent.  I want at least two offers if possible so that I can leverage one against the other.
