I can't - I'm not on the utility bill. The water company takes care of that when the sellers notify them that they are moving. Now, that's something that I do remind them of.

The water authority is contacted and notified of closing date, and they take a final reading. Both seller and buyer and their agents can make the call to schedule transfer. Communicate.

In all of my closings the seller has the utilities shut off the day of closing and it is buyer responsibility to see that they are transferred.

Sellers close out utilities and buyers set up new accounts. Utilities do the readings. I just remind the appropriate party of what to do.

Seller is responsible for the water bill until close of escrow, like any other expense. Buyer must establish their new account as of close of escrow. The water company handles the details.

Gheez, we don't read water in my area.  I'd imagine your contract covers that. If it does not, it is overdue for an update. 

Seller notifies utilities they are no longer living there. 

Buyers/new owners notify utilities they are the new owners and utilities get transferred as of the date we close escrow.

Yes & no, maybe sometimes. Seller is responsible & always seems to get off this important ending. We have transfer stamps here when selling & they are based on final water readings. No stamp - no closing SOOOO Lyn might have to read the meter.

I make sure my sellers know that they must verify the water and electric is out of their name after closing. On the buyer side, I tell the buyer they must make sure to put the water and electric in their name as of closing because the seller is having it disconnected. That way my client is covered.
