I'm going to assume that they're sending out a spam email to... oh, I don't know... about 4,900 other agents, and that this deserves to find its way to my spam folder.

We work with luxury real estate companies as well as individual clients. I looked at your website. I have no idea who you reached out to on Active Rain, or their particular reasons for not getting back to you. What you have done is basically exposed the property to 50 agents who may or may not have the right buyer for your property.
This may or may not necessitate an immediate action on their part, as they may be specializing in another type of property. The fact that you as the owner are busy marketing it rather than the agent you hired to represent the property leads one to question this action on your part. It undermines your agent, in my opinion as they should be the ones reaching out. I would not consider this a referral offer, but that is just how I see it!

Not sure what you mean by "referral offer." Are you referring bona fide buyers? When I have referrals of any price point, I carefully select a couple of agents to "interview" and speak with them on the phone. Or are you selling a home that you are marketing to agents? That's not a referral.

Your house is for sale. You are marketing your home to agents. Most agents have duties to their own listings. There are only so many working hours in a day. A luxury agent has luxury listings whereby they are under contract to pay attention, market, and work on selling those properties they have already promised to sell with those sellers.
The other thing is in Florida, many agents don't require buyer brokerage agreements, this means they don't know if the buyer they refer is going to go around them and then straight to you. What benefit is it to an agent to take that chance?
We currently don't have buyers looking on the west coast of Florida. The horse people like Wellington:).
Good luck to you in selling your property. I highly suggest that you list with an agent who will work for the contract they earned with you.

Most of us, I suspect, get all kinds of spam, and given all the emails we get have to sort through them quickly. If it appears to be spam, it's gone. Why are you not relying on the skills of your KW agent to do the targeted marketing? Unfortunately, while this was mentioned, the bad spelling is a turnoff and so often signals spam. Given the type of home being sold and your goal. it's not as effective as it should or could be. Good luck.

That's a good question.
One answer is AR is too chatty. What that means is to much messaging about points received, mentions, likes, ect.....so members may IGNORE notification or turn them off. If you use the internal AR messaging this could be the cause.
However, most AR agents DO provide a telephone number. If they don't respond to a phone call quickly, you DON'T want to be working with them anyway.
Then there is the other little thing. Many of the registered members of Active Rain have not been active for YEARS. So, you would be wise to reach out those those who have demonstrable signs of life such as those on the Q&A.
Lastly, emails from unknown senders or questions from ANONYMOUS can not be taken seriously.
Be aware, a referral that is predatory in structure should receive absolute silence as the response. Be aware we receive 13 emails a day PROMISING AAA referrals. 50 sends and no responses suggests a problem with methodology, subject or offer.

Why advertise the house as beach front when it is not? The house sits on a flag lot and view from the house is the back of an actual beach front house. Plus, you have to walk across a road to get to the beach. This alone calls into question everthing else you say about the house. Buyers and their agents are smarter than you think.
