      Walk into a new model home in a subdivision.  THAT smell is what you want to replicate.  The only way to get there is deep cleaning of the entire house, possibly remove old carpet, and new interior paint.

Opening windows & doors and letting the fresh air in while a seller is turning on lights and tidying up works wonders!

Annette, I grew up in Southern California in the sixties and seventies before urban sprawl and orange groves were everywhere. I think in Florida you might relate to this. The smell of orange blossoms in April was simply intoxicating. Now to your question. I think that too many diverse opinions would necessitate the lightest and most neutral of smells.

I like the freshness of lemon but it brings no memory to mind.

I just had a slight 'fight' with a seller that declared that funky coconut was a neutral scent even though I told her to buy linen fresh/clean cotton. Every time I left, she'd fire up that candle! Yikes .... smelled like a bad Hawaii in there. 

Alfalfa reminds me of horses when I was a kid. Not much of that hanging around I'm afraid.

Baking bread is better than cookies, in my opinion. Especially bread made only once a year for holidays which has special spices that fill the home.

I prefer to not geegaw up a house with smells or noise (music). When I sell my own houses, I burn a vanilla candle about 30 minutes before people arrive and I always had comments about how lovely the home smelled. I did some research long ago and learned the vanilla is the least disliked scent universally. But more often than not, when a home has a smell, I find buyers get suspicious about what odors the sellers are trying to mask.

Who doesn't remember the smell of Grama's house? It always made me feel welcome.

Of course, I didn't buy or wouldn't buy Grama's house. If I went to a for sale house and it smelled like Grama's house I would probably leave.
