We give our buyers a few of referrals, but never push them to use one of them...it's their decision.

       I know most of the inspectors in Tallahassee.  Only when I sell out of Tallahassee, do I encounter a "new" inspector.

Only twice in 19.5 years. They 99.9% follow my referrals.

One memory of a buyer who selected a home inspector comes to me. He was not happy with the report and commissioned a second report from an inspector whom I recommended.

Who pays gets to pick but they usually have no clue since they have never done so before.

Just happened- the buyer had family in CT & wanted to use their recommendation. The "Inspector" was actually a small army of Inspectors. Several cars rolled up on this tiny 1000 sf house. They rolled out on the scene like it was an episode of Dog the Bounty Hunter. I had to hold back from laughing. 

It has never happened.

This happens most often when an agent lacking the presence of authority is involved. This agents submits the 3 inspectors and the buyer chooses the coupon found online.  

And on the appointed day, the clown car arrives and the outcome is never unexpected. 

Varies I usually give buyers several good HI to choose from as well as LINKS to Inspector directory sites and suggest they interview at least 2-3. Typically they will select one of my recommendations but sometimes select another for various reasons and sometimes this works very well as I have experience now with another Inspector to add to my list or specifically to leave off Praful Thakkar
