Facebook certainly works for me! Not sure it would work in New York City but in a small community with only a weekly newspaper & no local TV or news.... Facebook plays a role in News and events and whats going on... we advertise our listings and they are seen, discussed and bought because they are seen on Facebook
I have never paid for Google.

I do not like either. I prefer a consumer ready, willing and able to buy or sell to be a successful lead. Working my referalls lead to to more. It can be a waste of money fishing for massive leads that take massive time to go through, contact and in the end just lead to a thinner wallet.

Proper FB ads have the shortest time to closing. Working with a licensed FB affiliate yields the best results.
Google ad are best for list building and filling the pipeline. These are way up-stream. Best results are achieved when the advertising understands the process in which 'interneters' make decisions.
FB and Adwords become more equal when the marketing message announces REBATES. However, the Adwords creates an environment that compels the marketer to have in place the bandwidth to respond and sort a large number of inquires.
The delima: 1000 leads of which 5 are valid or 100 leads in which 5 are valid.

You will get good ROI on both. Each of the platforms is for different goals and focuses.
When you do google ads- you get a great boost of SEO for your pages you send the link and traffic to. Google also does some decent retargeting.
The leads are going to be either very cold or very warm on Google ads. I have a client who was spending $3,000 per month on google adwords and he was doing about 12 million a year in business from his hot list.
I changed his targets and I coached him to reduce his ads to $1,800 per month, increase the price range because he was attracting too many people who wanted to buy a 100K condo for 25K. Hehehe... so we changed the target, the avatar, the geo targets, etc.
Once we did that within 6 months he had sold over 22 million - doubled his business but cut his ad spend in half. But he WORKED his leads!
He is great at relationship building!
Facebook - everyone should do ads on FB. It is a no brainer!

I have not run google ads, but I have run facebook lead gen ads. I'll usually pick up 3-5 warm leads in a week's time span. I just run leads trying to sell my listings. I could probably convert one or two of those warm leads into clients, but that's not my focus.
