See an attorney, or check with your state licensing board.  My State of Florida has strict guidelines for what an unlicensed assistant can and cannot do.  You need to know where the line is; do not cross it.

An unlicensed assistant would only be doing admin for me, I'd never have them interact with my tenants other than through approved emails.

Sadly, it depends on the laws of your state.  Without knowing that, we can't advise.  I'd suggest getting a property management textbook from a licensing school in your state.  That should have all the laws for your state at the time of writing/publishing.

Your state licensing body will have an extensive list of duties requiring a real estate license by law. If you're a broker, look them up or talk to an attorney, if not, talk to your broker.

Property management is no different than sales in terms of what duties require licensure. That's where you'll find out what your assistant may/may not do.

The following is not legal advise but simply the rambling of a mind fatigued. My suggestion is anything requiring a direct meet/conversation, delivering or picking up anything of value, and most definitely using a key to open a door should not be done via an assistant. Your liability is simply too great.

The assistant CAN mow the grass if the assistant promises to talk to no one. 

Your broker will be able to advise what your state allows a property management company to do as well as restrictions of unlicensed staff. IF it's important and has consequences for the onwer...your assistant should not do it.

 The are many laws regarding property management. Serious stuff…trust fund management…anti-discrimination housing laws on both a State and Federal level…evictions. There is much more that can be gleaned by quizzing the AR Q&A.

I would think it might vary from state to state, but it's a no go in GA for an unlicensed person to have contracts signed or handle funds.
