Only when everyone has signed the closing documents.  And usually only in online or print materials.  I order the sign post down right after closing, so the SOLD rider never sees the light of day.  Personally, I think it is rude to leave it up once the home has officially turned over and the folks that own it aren't your clients.

It's not sold till it's sold... there may actually be something in the Code of Ethics about this (vaguely remember something or it might be a rule in our association here). I'm personally superstitious about calling something sold until it's closed and recorded. I don't even put an under contract sign up until we are out of due diligence.

Under Agreement is a pending sale....those cards are mailed after the home inspection and the p/s is fully executed....

It is not sold until it is SOLD...past tense. Not ready to be sold but SOLD. Deed recorded...new owner...funds disbursed by the escrow company...SOLD.

Only then would I market a home a being SOLD.
