In order to have an accessory dwelling here, you have to have particular zoning. In Mohave County AZ, zoning that could allow this type of residence might be RE (recreational, which allows two homes per parcel) or AR (Ag-Res). In order to have that additional residence, you have to provide sufficient utilities to service it and there has to be enough room on the lot to do so which usually means at least half an acre to allow a septic tank and maybe a well. This is a very rural area. This type of zoning does not usually occur within the municipalities, so the lot sizes can be much too small. I am uncertain whether a multi-family zoned property would permit this within city limits. Again, this is Arizona, Mohave County. I cannot speak to any other area.

      The issue in Florida for permitting any building, including ADUs, is going to be sewer/septic and stormwater runoff.  Our freshwater springs and streams are becoming fouled; the Red Tide that is underway in the Gulf of Mexico in southwest Florida is a disaster of Biblical proportions... all because of fertilizer and weed killer runoff, and septic tanks and overwhelmed sewer treatment systems.

 Most folks just have a shed. No separate living units, though unless you go through the local zoning and planning board process.

Affordability in the SF Bay Area is such a big problem that many communities are looking at ADUs as a partial solution. I have not investigated the local requirements. I am guessing that they will vary with the various municipalities with some…exclusive neighborhoods…not being at all in support.

I have no idea what my area's regulations are.  It's not a concern for me, quite honestly.  I work with sellers mainly and if some buyer is curious about it, they can do their own investigations.  Even if I knew, I couldn't tell them due to liability concerns.

We have cardboard box ADU's and an unlimited number of tents in California. Based upon that alone, it appears there are no limits. Pitch a tent and defecate and urinate where you please ... throw your trash where you will ...California seems not to care. No limits ... come on now, it's California!!!

Here's the new ADU law that was enacted in January 2017. It's a State law that requires all county and city jurisdictions in Cali to comply with. Jurisdictions that don't are subject to legal action from the State so almost all of them have adopted their version of an ordinance that falls within the mandates parameters. In Cali you can only have one ADU per lot/parcel.

The only homes that are not bound by the State mandate are those with HOA's or CC&R's that do not permit them. This is allowed because the State cannot demand or enforce any private Homeowners association to adopt the law.
