Being that I work with many agents in all kinds of markets all across the U.S. and Canada- I will tell you it is already starting to happen.
BE PREPARED is my motto when it comes to real estate and any other market.
Know how to shift. Shifts happen.
On a personal level- get out of debt. Stay out of debt.
Use the Dave Ramsey baby steps method if you need support.
Have 6 months of living expenses saved.
Have an emergency fund.
When the market crashed in 2006, it crashed in Florida first. Overnight homes were worth 50% less than the day before.
But we knew this was coming because we assembled large parcels for builders and developers. When Centex walked away from a quarter million dollar non-refundable deposit- we knew that was our clue of a market crash coming.
So about 6 months before the crash, we started putting things into place to do short sales. I started blogging about short sales in 2007 and members on AR told me they would never ever do a short sale:). There were only 2 people blogging about short sales, Dan Forbes and myself. Agents in our market referred their own homes to us to short sale, attorneys gave us their personal properties to short sale and investors gave us their inventory to short sale. We were in the top 2% closings in our MLS. This is the same period where over 10,000 agents left our board and MLS because they were not prepared for the market crash and refused to learn how to do short sales.
Being prepared means having your ducks in a row for when the market shifts. Know how to shift... when to shift...

Each of us must make preparations for what would we do if the Internet was down for a month. The Russians, Chinese and North Koreans could to just that and ALL commerce, including all cash registers and ATM and telephones of all kinds would cease operation.
Or....we need to put those criminals from Bank of America in prison. They are walking free among us and have paid no price for the harm they caused.

Diversification in this profession is very important. It's hard, but try not to put all your eggs in one "real estate" basket. My husband is not in the real estate industry which helps.
