I would not rush in calling it ''downturn''. Yes, prices are more stable but they are not going down yet since the supply of homes is still low.

prices that were unrealistic are dropping...sellers can only sit on the market for so long!!!! if they want to sell, they must be at fair market value.... the crazy days of multiple offers are gone!!!

Inventory in Charlotte is incredibly low, Ginger. Our market is typically slow this time of year anyway but, sales are down because there is less inventory. However, I have seen more price reductions in the past few weeks than I've seen in years. 

Oh, how I wish I had a crystal ball!

No we are not seeing a downturn here, though we are seeing low inventory as we did last year Ginger Harper.  Prices per square foot are higher, and homes with up-dates and views are also priced higher.

I am seeing a decrease in buyers, i am seeing homes in the higher price ranges increasing. Starter homes though still have a shortage and sell very quick
