We are still in a strong sellers market but, the homes need to be priced right. We're not seeing buyers willing to pay any price just to land a property. However, we're typically a bit slower this time of year so, it's probably equal parts, a market leveling off and typical seasonal sales. 

We are due a correction; our business is cyclical and at some point, we will correct - perhaps sooner, rather than later?

Here it went down steadily from 2005-2018. After 13 years of being down I see it continuing to go up for the forseeable future. CT was, and still is, an affordable place to buy a home. On the NY border, where I am, there is a steady flow of people leaving NY to live here.

Northern Virginia market has shifted from HOT buyers market to a neutral market. Homes that are priced well and meets location needs are getting under contract in a short period. We are now getting back in routine after summer holidays before winter holidays kick in. Already foot traffic has increased compared to a month ago.

       Our market has been relatively stable for quite some time.  The only houses that fly off the shelves are townhouses around $100K, and houses in "A" school zones in the northeast priced under $250K.

I do not see a collapse coming anytime soon, but the amount of buyers is slimming and amount of homes on the market up in the higher prices but still low in the starter home market in NH. We could see a level market until the interest rate increases stop

Depends on the micro climate. In our area before May 2018 properties outside FB, Google, Linkedin, Tesla, Apple are taking no more than 1 week to market. Many realtors are now spending 40 days to find a good offer often not what sellers asked.  I have a brand new home on the SF Bay lagoons near Orcale, Visa headquarter for almost 1 month with little showing. 

Except fools we locals all know the price maxed out a few months ago. The only reason it is holding up is the <1.5% unemployment.  They changed option rule so must techie born in the 1990s can afford 20% down, but isn't $7,490 monthly payment a bit steep?

We are in a strong sellers market because of supply and demand however buyers know the market and if the home is priced right multiple offers will occur..if not time on market is longer. The market levels off at this time of the year not like in the spring when lots of buyers are out. Bargain shopper come out trying to find a deal to close before the end ot the year.
