I live off grid- no electric power lines, no phone lines, no gas or water provided by municipality or state. I have solar, propane, well, septic and a road. You need to get pricing to set up the solar, septic, water tank, road so when someone inquires you have cost to convert raw land, and know that the county allows it. Road maintenance agreements, lots of details are necessary. To advertise I would find some online preppers on Pinterest and follow them and link up. Go old school- put flyers on bulletin boards in grocery stores nearby and laundromats. Add more photos of your listings VIEWS and do they have wells or riparian rights and amount of water ...

There are quite a few people in north ID that do live off the grid and plenty more that would love to. I imagine there are people that do that in every state but ID is a little more known for that.

I know preppers but they all want to live in ND, Wyoming, or Idaho. I don't see a lot of point to live off the grid in California if you are a prepper. I know some here in Florida too up by Gainesville, but they already own their land.

Hmm, if they are 'off the grid' you really won't be able to FIND them.

So, you must mean you are looking for buyers BEFORE real estate agents drive them to 'go off."

Plug yourself into some survivalist groups or anyone who has ever lived in or thought about, Idaho.

Be aware, in some locations 'off the grid' is an impossibility, so one can only lighten their grid load.

If you've ever heard a buyer or seller state it's "CREEPY" knowing how much information is publicly available ABOUT THEIR HOUSE on the Internet, you have found yourself a potential 'off-grider.' 

Now you only need to show them how much money they can put back into their pocket.

I think it depends on your definition. For example, for New York City dwellers, off-grid might mean a couple of acres as opposed to city-type congestion.

Off grid really isn't an option out here in my part of SoCal.  30 minutes away in Somis it might be.  It's an interest for me, but not something financially feasible.  My friends and I are more interested in the option for short term off grid during disasters.  Power the icebox during the day and part of the night type things.

Yes, I sold one guy land in Ramona, CA (NorthEast SD), then he built a cabin, uses a generator and a well and grows his own food. I couldn't do it with a family but he is.
