        Most Florida real estate brokers, including me, only use As-Is contracts (for example, the form FloridaRealtors/Florida Bar-ASIS-5). 

     If I have a listing and the showing agent brings a "Seller Warrants" contract, my seller counters with a "K Rider", which makes it As-Is.

     I counsel my Buyers that an As-Is contract gives them a 15 day "Free Look" contingency period to have the property inspected.  If there are "surprises", they can offer to re-negotiate, or walk away.

Our state residential purchase agreement states all transactions are sold "as is".  This has been the case for many years.

No surprises in our transactions. 

Check it - get a professional inspection when the contract is executed. Usually we have 7-15 days to do it. 

I prefer to do it within 7 days, before 2nd deposit to be placed.

All CA properties sell "as-is". It's up to the buyer to negotiate any repairs. Therefore,  have 19 years worth of surprises and too many to list.

This whole business has nothing but surprises.  " as is" is just a shot across the bow as a warning that the seller does not want to may any repairs.  But then the question is "how much does the seller actually want to sell the home?"  and What type of financing is being used.

Our Contracts ARE As-Is. We have the necessary inspections and request that the sellers address the items that the buyers just can't live without being repaired. If they make repairs, great. If not, the buyers decide if they wish to move forward with the transaction.

Technically our contracts say property is being purchased as is. Buyers have the option of doing inspections during due diligence, negotiating repairs or walking away from the contract. When we've had surprises it's usually not because of any "as is" provision, but unknown issues from inspections.

"As is" does not mean without an inspection.  Once the inspection is complete the negotiations can be finalized.  In my area, "as is" usually means the seller is not willing to pay for any repairs.  It does not mean theyy are trying to hide defects.

There is always surprises as is that is why they are selling it as is. I tell my buyers and also practice myself when i buy and sell, i inspect upon seeing it and make my offer reflective of what red flags i see.

Most agents here use the "As Is" contract and the inspection period gives buyers time for inspections and due diligence which help eliminate surprises.

100% of local home sellers for years here only will consider selling their home as is. As people tour through they are expected to release all contingency including inspection , appraisal and loan at the time off making an offer.

I have personally purchased 15 houses this year As-Is with no inspection contingency. There have been surprises in each one and I plan on there being surprises. I'm typically buying .40-.60 on the dollar and have at least 10% factored in my rehab budget for surprises. If your clients are buying something with deferred maintenance then they should plan on surprise overages as well.

Most of my listings are "as is" ... no issues. If it comes up after the buyer is in contract, I am happy to educate them on what it really means. 

Representing a buyer, I explain it in detail ... if an opportunity presents itself to open the "as is" door, for example, Seller failed to disclose, you bet I am going after it ... and 99.9% of the time, seller ante's up.

In CT most As Is sales are short sales or foreclosures & that's just how they're sold. The buyer needs to do their due diligence before committing to an As Is  sale. A lot of those purchasers are savvy in this but for those who aren't I'll guide them through the most important things to watch out for. We don't like surprises unless they're Birthday parties.

"As-is" is often mistaken by sellers to mean that they are not responsible or can be held liable for any non-disclosure.  In CA we have a Transfer Disclosure Statement which has been codified.  Basically, what it means is that "As-is" means "As-Disclosed" unless the property is exempt from the TDS, such as a REO, or Tax sale, etc.

IMO "as-is" doesn't really exist - sellers can say they are selling "as-is" all they want, but buyers are always permitted to inspect and ask - whether the seller negotiates is another matter all together
