There are a few times that a neighbor was outside and we had a brief conversation, but that would be a rare opportunity. But when I do, I give them my card and ask that they give my card to any of their family or friends who might be looking to buy in their neighborhood ... and to think of me when they are ready to sell!

I know that I should. Years ago I remember a trainer saying when a new listing comes on the market (or you sell a house) whether it is mine or another Realtor it is good to contact 5 owners on each side of the new listing and 10 across the street whether in person, phone call or post card.
