The part about all this training that is not taught is the ACTUAL sales part.  It is very easy to say to go out and network, but acctually doing it it very difficult. Securing that first contract, making that first sale, negotiating for your client who is under tremendous stress and pressure of getting the house sold is not something I've seen work too well in the classroom enviromnent. 

You need to develop the drive to get out there everyday whatever your strategy- 

The concept of how to do it, is different from the skills of actually doing it.  

You need both to be successful

    Opportunity cost. 

    The reason we charge a commission is because we have done, and continue to do, all of those things on your list.  If a FSBO wants to spend days and weeks and hundreds of hours learning this craft, how much money will they save?

Would they have access to the type of marketing agents do? Can they schedule appointments properly? Can they vet buyers properly. Can they negotiate for themselves? I think we bring a whole lot of value to the table beyond "book" knowledge. There's a reason when I take on a listing it sells faster and for more money than an agent who is doing their first listing.

Your 1st question gets a YES... the key is your wording any reason why they couldn't succeed?  they may not be people person's, in prison, haven't bathed this year etc. etc.

Certainly it can be done. Most who do sell FSBO don't feel the need to "study up" on how.  The percentage who are actually successful as FSBOs is relatively small... probably falling into the Pareto Principle.  Whether they save any money is questionable because there are lots of intangible (immeasureable) way to lose money in a real estate transaction.

I think they could succeed but that would take a lot of their time and why not leave it to a professional. Unless they are becoming one themselves. Even if they learn what to do, they don't have the experience behind them and that is valuable.

Just like people do their taxes on their own (we don't), write their own wills & business operating agreements through programs like legal zoom (we don't) and other DIY things, it certainly can be done, and is. However, they are spending their own money and time in marketing, showings and negotiations. We provide a service that people pay for and there may be significant reasons to use an agent instead of doing it yourself. I bet we save on taxes paying someone to do it for us. I'm certain our will and operating agreements and contracts for our businesses are more iron-clad having paid an attorney to write them. Likewise, a seller likely will sell more quickly and for a higher price, even paying out commissions, and statistics show that. But of course, they can do it themselves, it's their choice. Whether it will save them thousands is debatable. Sometimes maybe it will, often it probably won't. -Kasey

Depends. Sometimes you have to bring a 3rd party to tell you the truth. For example, many sellers do not notice smell of their home, or clutter, or necessary updates and repairs. And I do not mention negotiation and communication on behalf of the sale. Emotions and ego can be a huge obstacle when you try to sell your biggest asset.  It is about experience. One can watch as many utube videos as you can, but a personal experience is irreplaceable.

Most think they know it all. They hang signs FOR SALE-no realtor please, next week hang Pending in 4 days. Then sold multiple offers. Go to Office Depot for $10 for a form. Faster than the professionals.

You are asking could the succeed yes. Likely by their do everything you've mentioned they would easily need to "invest" hundreds if not thousands of dollars on the education portion... Plus their personal time.

Not to mention then having to spend money on properly marketing the home and again the time they would need to invest they would still be disadvantaged compared to a full time experienced pro.

Stats say few FSBO's succeed and those that do typically end up paying the buyer broker fee for the buyer so not so sure there is any real benefit to the majority.

NO, real estate courses teach one how to pass the test. Selling real estate teaches you how to sell rea estate. Short of an incredible mentor who you shadow and learn by doing, an agent learns by success and failure. It is easier to find a buyer then get the sale to close.

Can you please clarify your question?  Couldn't succeed at what? At selling their own home?  If you're asking about having success at selling their own home, the answer would depend on what their cost was at utilizing their time and money on selling their own home, vs. hiring a REALTOR.  For example, if their home was worth about $200K and their regular job paid 50K per month, they would likely be worse off taking time away from work just to save commissions, vs. putting time into their high-paying job and paying a REALTOR commission.
