the sellers are not to mucky the waters with personal property.... one week before closing, the sellers and buyers can meet to talk about personal property.... no sooner....

I don't. If they want to sell anything to the buyers, I'm happy to connect buyers and sellers to discuss a separate bill of sale. Otherwise, I'll give them suggestios on where to donate.

I do not understand the question:  Do you get involved with the personal items?  Do you mean in disposing of or selling the items?  If that is what you mean then I provide resources to my clients if they want to donate, sell or throw away.

Nope, I don't sell personal stuff. Always give them ideas on how to get rid of stuff.

I agree with Nina Hollander .  In some states mostly in second home markets, the furnishings are part of the price.  In that case it is inventoried down to the last piece of cutlery, and this inventory is part of the paperwork that is signed by both parties.  A

To the extent that I may be of assistance. I had one client who did not want the swimming pool. I helped them find a company that would fill it in and re-landscape. While I realize this is not exactly a "personal item" it was a deciding factor related to the "purchase or not" decision.

I am only ever involved to the aspect of typing a bill of sale that is contingent upon the real estate closing.  

Not unless I want them.  Outside of that, it's really none of my business.  I can suggest some donation places, but they are all really bad at taking things out here.

Best to stay out of that one, let them sort it out outside of the real estate transaction.

If the buyer wants the personal property I would prepare a non realty item addendum and have all the parties sign the addendum.

I offer suggestions on where they can donate or how they can sell them. I do not get in the middle of any transactions on personal property.

Since our main focus is buying homes in the Greenville, SC area, we often have sellers who leave behind personal belongings that they no longer want.  We do our best to donate any salvagable items to local charities.  

No, personal items are not real estate... but, there were times when some items were in fact purchased by the buyers or conveyed with the property.

We have done everthing from call Salvation Army to pick up donations to arranging to transport lots of stuff to the dump. We also had a 3rd pary charitable organizatoin run a multi-home garage sale at on of our vacant listings.

If the seller indicates the house will not be empty at time of walk through, I involve myself by advising I wlll have a clean out company make the house empty. 

However, in some cases, the buyer's agent is advised and I allow them the opportunity to accept house with remantes, keep what they want and the rest they place on the curb.

I advsie sellers to include a nice grill or tools or some lawn care equipment to make this option sweet for the buyer.

Too often this means the seller does not want to move and could not sell the 2,700 lb slate top pool table. The buyer groans then images how they look in jeans on that yellow seat. "I'll take it!"

    A Seller asked me if I wanted her Drexel Heritage pecan dining room set.  Buffet, china cabinet, table with two leaves and 8 chairs, mint condition.  Yes, I took it!

Yes, that seems to happen frequently, but I will ask for it to be inventoried. Then a price can be agreed to separately from the purchase of the home, or an agreement signed that there is no charge for the items. In this latter case, hopefully relatives won't come in at the end to haul this "free" stuff away. That's happened. 

Yes, I just sold a property where there was outdoor furniture, indoor furniture, and home decor included in a bill of sale.

Other than recommending vendors or individuals that may help, I don't.

Funny, but I agree with you on this subject.  They need to go by the rule, if you do not use something in 6 months it is gone.
