If the seller indicates the house will not be empty at time of walk through, I involve myself by advising I wlll have a clean out company make the house empty.
However, in some cases, the buyer's agent is advised and I allow them the opportunity to accept house with remantes, keep what they want and the rest they place on the curb.
I advsie sellers to include a nice grill or tools or some lawn care equipment to make this option sweet for the buyer.
Too often this means the seller does not want to move and could not sell the 2,700 lb slate top pool table. The buyer groans then images how they look in jeans on that yellow seat. "I'll take it!"

Yes, that seems to happen frequently, but I will ask for it to be inventoried.
