If they have items they want to give to the buyers I ask for a list and then give it to the buyer's agent and so on.

I agree with Nina Hollander .  In some states mostly in second home markets, the furnishings are part of the price.  In that case it is inventoried down to the last piece of cutlery, and this inventory is part of the paperwork that is signed by both parties.  A

To the extent that I may be of assistance. I had one client who did not want the swimming pool. I helped them find a company that would fill it in and re-landscape. While I realize this is not exactly a "personal item" it was a deciding factor related to the "purchase or not" decision.

No, personal items are not real estate... but, there were times when some items were in fact purchased by the buyers or conveyed with the property.

We have done everthing from call Salvation Army to pick up donations to arranging to transport lots of stuff to the dump. We also had a 3rd pary charitable organizatoin run a multi-home garage sale at on of our vacant listings.

I know it truly helps the Seller if you provide a list and prices to the buyer's agent.  That way the Seller doesn't move it, and the buyer doesn't have to go shopping!

If the seller indicates the house will not be empty at time of walk through, I involve myself by advising I wlll have a clean out company make the house empty. 

However, in some cases, the buyer's agent is advised and I allow them the opportunity to accept house with remantes, keep what they want and the rest they place on the curb.

I advsie sellers to include a nice grill or tools or some lawn care equipment to make this option sweet for the buyer.

Too often this means the seller does not want to move and could not sell the 2,700 lb slate top pool table. The buyer groans then images how they look in jeans on that yellow seat. "I'll take it!"

Yes, that seems to happen frequently, but I will ask for it to be inventoried. Then a price can be agreed to separately from the purchase of the home, or an agreement signed that there is no charge for the items. In this latter case, hopefully relatives won't come in at the end to haul this "free" stuff away. That's happened.
