It is IMPOSSBLE to get the highest sales price for your seller and get the buyer the lowest sales price at the same time. It doesnt work. Save stress and stay away from it

 There are various forms of dual and designated agency... I'm surprised your instructor and textbook have not covered this in detail. This topic is the stuff of entire posts and not a quick question and answer. You might want to do some research and then write your own post about what you learned.

Its an attempt to represent but NOT represent both parties in a transaction since its not possible or legal to fully represent opposing parties.. its very limiting to what help the agent can provide you. I avoid it.
