I would think working for a builder/developer would be more "limited"  in scope if I understand your question. Maybe there is something else in this equation that needs to be considered.  Good luck.

When I went to RE school, there was a building boom going on and builders were salivating for new agents. Pretty much everybody in my class went to work for builders. I wanted to work for a traditional brokerage so I could learn many transactions, many contracts, have a fuller knowledge..

Most of the people who went to work for Builders left the business after the going got tough.

Some started their own brokerages right out of the gate and didn't know anything. Some of them still don't.

So it depends on what your financial goals are, but if you go from new construction to a traditional brokerage later, be prepared to start from scratch and learn everything. You will only know how to do one contract.

Do what AR member Barbara Todaro has done, she represented several builders of new subdivisions as an independent agent with a brokerage. If you're new to the industry, it might be beneficial getting the inside experience of working directly for a builder, but not longer than necessary.

These are two different areas of real estate, Working new homes you are selling one product. Working in the resale arena with a traditional brokerage gives you a more diversified opportunity to sell everything.

To each his own! I chose the traditional brokerage route because the sky is the limit with knowledge and income. I also didn't want someone dictating my calendar.

As a newbie it doesn't get better than working for a builder.

However, this agent will need to be proactive and learning the other dimensions of real estate. When that project sells out, there needs to be plan B. If that projects sells out in greater than 4 years, Plan B is obvious.

It depends what you want to accomplis? how you want to work? and what your skills are? Working at a new home community is nice in that customers come to you. It depends what you are paid and if you can list the homes of those buyers looking to buy who have a house to sell. Your other question is working for a big box franchise like CB. That is not for me . Too many agents competing with each other. I like the small agencies, one that works as a team. My advice is interview with all types and choose what fits you

When you work for a builder, you're their employee.  That comes with all the perks but also punching the clock, 30 minute meal breaks every 5 hours, limit to income earned, etc.

 

When you work for a brokerage, you set your schedule and have no limit to what you can earn, but you have to go find clients as opposed to them walking in your door.

I would think it depends on you.  There's better potential income from joining a brokerage, but also more work and uncertainty.

I think that you would learn more from a regular brokerage like CB. There are varied products to sell in varied price ranges. I personally like the fact that I'm not in the same location every day.

I know builders do not hire new agents. Our local Coldwell only takes FT agents.
